  • What Estate Agents singularly fail to understand is that if they are prepared, to value a house worth £100,000 and put it on their books at 1.5% and collect £1500 on a sale, and they are prepared to do this, they are not doing any more work on a house which costs £500,000 and upon which they would like to trouser £7500.

    No-one can honestly begrudge them a living but it is the extra £6000 which is unwarranted. They have never understood that and just expect us to feed their desire for better company cars.

    So unless they sort themselves out, I will laugh all the way as they die off as an outdated concept.

    I fully agree with you! I don't know whether you have read the whole thread, however, there are lots agents now offering fixed fees. I've always found it difficult to justify higher fees for more expensive properties. The company I run has offered fixed fees from day one but we are the only one in the area.

    Trolleymate helpfully provided me with a list of companies that are offering fixed fees in different areas so the change is already happening
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    Not all of them do, no. Some offer a % fee if you don't want to pay any upfront fee, some ask for a small amount up-front and the rest at the end, and some are all up-front fees.

    Think you better prepare for a very busy time going forward, I think businesses with local knowledge, a fair price and a proven track record will be very successful on the back of both Tesco type offerings and the online distance selling. A win win business model. Maybe I need to look at sterting up in this business.
    Any advice. ?
  • Could someone tell me how to run a poll on the site, could be interesting.
    Or maybe let posts run a bit longer until more people have an input.
    Thread seems to be raising a bit of interest, viewings relatively high.

    I am sure there will be many more posts once the Tesco thing is launched, maybe best leave poll to later ? ? ? ? ?
