  • This is a great idea - but even of the decorator signs for a parcel or letter, it won't prove that the landlord has seen that mail.

    When your registered "Court Action" letter was returned "Gone away", someone (either the decorator friend or LL from hell) denied that LL was known at the address and refused to sign for it. Surely, if they then sign for another "benign parcel / letter" they are admitting that LL IS attached to that address and can receive mail there, thus proving she is just trying to ignore yours.

    Only an idea, but this needs sorting out.

    To get the result you want you are going to have to beat her at her own game. I truly believe that you can still be nice and perfectly law-abbiding whilst being sneaky and playing the system to your advantage. Even better, I believe such an approach is way more successful than that of your ex-LL who is a nasty, mean-spirited b**ch who thinks she's a damn sight cleverer than she is...

    He he - yes, I guess if we sent something addressed to the landlady's name and it got accepted, then that could work? However, if she did not recognize the person's name she may well reject it anyway.

    Should we file the court claim at the address and then if she denies it, try this method?

    Anyone got any ideas on this one...

    Believe me, we have some seeeeeriously choice descriptions for her - by the way, so you all have a visual - she looks like an ugly version of the larger lady on that cleaning program with the 2 ladies - wears her hair the same too! :D

    WE HAVE NAILED HER!!!!!!!!

    The Shoreham deeds showed another address which I asked a good friend to look into - we found out 2 mins ago that she has 2 current accounts and council bills and other bills being paid from there!

    Thank God we kept the paperwork from the beginning of the tenancy 2 years agoo as it's what's allowed us to track her down!

    I only wish I could see her face when she gets served the court documents!!! She will be soooOOooOOOoooo !!!!!! OFF!

    Thanks soooooo, soooo much everyone - we can now file the court papers on Tuesday - hence known as Deliverance Day!

    Yessssssssssss - I am so happy!!!!!!!!

    I have also since spoken to a colleague who has wisely suggested that we don't want to break the link of evidence by suddenly taking her to court at a brand new address.

    What we will do tomorrow is write to her via Special Delivery at the new address and say that she seems to have moved in the last 10 days but we were not provided with the new address, neither were the existing tenants. Therefore we are now writing to this address to confirm we will be taking court action if funds not received by Friday 1st September.

    That way when it comes to court it all follows through and we will also keep the other letter where she claimed she had 'gone away' to present as evidence.

    I feel safer that way - a few more days won't hurt us and this is all making things look worse for her.

    So pleased that you have discovered this evil woman- well done for keeping at it!


    I think with LA- they are ' as the landlord' and I believe the court treats them as such. Also they are the ones with your dosh!

    Can fully empathise with you- we were in a similar situation. We left a rental property after 2 years- they gave us notice as they wanted to gut the place as a massive block of swish flats had gone up 25metres away (of course we had to tolerate all the dust/and noise for 2 years, that we were assured was not going ahead!:rolleyes: ). We had compeltely redecorated it and had done many running repairs along the way!
    It was pristine when we left...we even cleaned the underside of shelves in the kitchen that was allegedly being gutted the next week!

    We had many promises from the agents that they would return our deposit promptly....

    It took us 14 weeks to get our money back!! We had left the area, so the agents took full advantage of the distance: always promising to get it sorted out...The landlord lived in France...so they were able to say 'we've left messages/he's on hols in the Carribean/NZ:mad: ...I pointed out to them he or they had no interest in sorting it out, as it was earning them interest still!!

    I also told them I wasn't intending giving up and I was fed up of being misled and lied to. I advised them that I was intending claimimg against them and for costs of 20hours of calls/letter writing/waiting in for them to return calls (which they didn't)....I issued court proceedings..I received a cheque for the full amount within 48 hours.

    Now I would have done differently- of after a month they hadn't coughed up my money-I would have gone 'legal'. The amount of stress and hassle it caused me the way I did it:mad: :mad:
