Semi-detached and detached house prices

As a general rule of thumb, what is the difference in price between a semi and a detached? So, if you had a semi and a datached on the same road, in roughly the same condition, identical living space, same garden etc, what kind of percentage difference would you be looking at in today's market? (I understand there are no hard and fast rules and depends on other factors, incl area etc, but am just wanting to get a general idea).

Also, how much does garden size affect house prices? Or is this just buyer dependent (ie some want a low maintenance small garden, and others want a huge garden)?

  • hi, on my dads street 1930s semi 120kish, detached up road maybe 10% bigger plot but still trad style 170k both 3 bed as for garden bigger is a bonus i looked at a couple recently small garden but if house was right i would buy.....p.s derby area
  • Wow- didnt realise the difference was so great. A detached has just sold identical to the semi I am buying for 10k more. Much bigger garden, but no kitchen extension (as mine has) and it needed updating top to bottom which I guess brings the value down (there was nothing in there that didnt need ripping out!). However still concerns me a little! Then again, the price I am paying for the property I am buying is in line with what others on the road have sold for. Unfortunately though it has a much smaller garden than the other houses due to it's position. I have been trying to convince myself some people prefer a smaller garden (it is still reasonably sized- just others on the road go for MILES!!). I personally like to have enough of a garden to enjoy, but not that it takes all weekend to maintain. Fingers crossed at re-sale I find a buyer who shares this view- eek!!

    Yes, been trying to tell myself the opposite, but know this is true :(. Ah well, plan to live there a long time so hope the property will go up in value enough that I can take a drop due to garden size if I need to to get a sale.

    A small garden will always be a bit of a disadvantage, but as you say, some people like smaller gardens... but they won't pay the same money as a house with a bigger garden as it wouldn't make sense to do so.

    In my area I'd say that a detached house would sell for about 20% more than an otherwise identical semi.

  • Well, aside form the detached that just sold for about 7% more I would say that's about right- a similar detached (although 60s apposed to 40s house, similar size though) in good cond just sold for 25% more than I am paying- although, again, much bigger garden. The detached that sold for approx only 7% more was in need of a complete overhaul so I think it was an exception in that respect (they had to take a big price drop to get a sale as cond was so bad).

    I think, looking at sold prices in the vicinity, I am paying what my house would be worth if the garden were in line with others on the road (it is same width but approx 1/3 the length due to backing onto other houses). The whole time the sale has been going through I have been worrying about garden size at re-sale. But as this is the only house in the area that's for sale and that I can afford (and I am desperate to move from present house due to Neighbours) and because I plan to live there for 10+ years, I kinda went for it anyway. I am just pinning my hopes on prices will going up significantly enough that I will still make a fair gain on what I paid, despite garden size.

    Doozergirl- do you mind me asking- how much value in % terms would you consider a smaller-than-average-for-the-area size garden to knock off the value of a property?

    5% maybe? But like you said, if it's the only one for sale then you can't compare it with like.

    The other thing is that if it is the only one that you can afford then perhaps the price you've just paid actually does account for that small garden - and one day it will be the only one that someone else can afford. That's not a bad thing - when selling I'd rather be the cheapest of it's type thant he most expensive.

    An immaculately landscaped but small garden I think can sometimes make up for it. I'm a sucker for a pretty garden because it's the thing that I'm no good at.

  • That is my hope Doozergirl :) There is one other house for sale on the road actually, right at the other end, but I decided I can't really use it as comparison. It is on for 20k more than i paid- it's a semi also, but slightly different (actually a bit smaller, but more 'period' looking. It has a tiny galley (is that the right word?) kitchen- VERY narrow. However, garden is 3 times the size. They went on at 211, been on for almost 3 (!) years now with various agents, now down to 184,950, stamp duty paid, but NO flexibility on price (want asking price). This is 20k (minus value of stamp duty) more than I am paying. It is decoratively in better order than the one I am buying, but I actually don't like the features they have chosen (bathroom etc) so would only be doing the same amount of work in terms of replacing stuff as in the one I am buying anyway. This one can be of no comparison though really, as there is planning permission for a development at the end of it's garden (5 detached houses) on some land sold to developers. The developers also bought the drive and garage and garden of the house next-door-but-one as an access road, so until that's completed, I can see why no-one has put in an offer. So that doesnt really help as a comparison!

    Yes I figured it would probably vary widely based on area, amount/quality etc of different housing etc etc
