Semi-detached and detached house prices

  • I dont think you can tell we bought are house for 200,000 and its detached, but a semi went for sale up the road earlier this week for 254,000, whether they get it is another thing but i would not pay anything near what they are asking.

    As for garden size i think a decent size garden is important but too big would do my head in. its okay having the garden space but its maintaining it.

    We bought our detached house for £177k. Around the same time, on the same street, a slightly smaller semi-detached one with quite a bit smaller garden (we're on a corner plot, so about a third to a quarter the size of ours) sold for £140k. Our house needed new electrics, windows and kitchen. The other one was in a lot better condition. Both built at the same time by the same builder.

    Just had a look on RM for houses in my town.


    There are a 2x3-bed detacheds on one estate recenly sold for £235,000 and there are several 3-bed semis on the same estate which vary in price from £185,000 to £164,950.

    The gardens in the higher priced semis & the detached don't look that much bigger and the rooms are the same size, so I guess you're paying £50k for the priviledge for having no immediate neighbours :eek: The price of 4-bed detatched houses on the same estate are £325,000+ (there are no 4-bed semis).

    If I were you the thing I would be looking at is, the state of both houses, size of garden and the size of rooms. Also as far as gardens go, I think that for most families a garden big enough to put a playhouse, trampoline, swing and still have enough space for an decent seating area would be enough.
