Renting without kitchen appliances

Hi Everyone,
I've got a question to ask, more for people's experiences and suggestions than hard answers.
Myself and my girlfriend are looking to rent. We've found a property that suits us and the asking price is £475pm. We've offered £425 as there are no appliances in the kitchen. Now the property is listed as unfurnished but surely there should be at least a cooker/oven included?
The agent's theory is that this is normal as LL's don't want the hassle of maintaining the appliances. I can fully understand that stance if they're looking at a long term rental of 5 years or so, but if they generally rent for six month's or a year, isn't this a bit unusual?
We're waiting to hear back about our offer. Does anyone have any similar experiences or advice to make our position for a rent reduction stronger? Obviously if we move in we're going to have a big outlay for these and other furnishings.

I am fairly sure by law they need to provide a working oven. Especially if there is the fittings / spcae for one.Debt free since July 2013! Woo hoo! The bank actually laughed when I said I have come in to cancel my overdraft.0

unfurnished means nothing is included--i would say the price the agents quoted reflects this fact!- i rent a place out and there is no law to include and cooker or anything else-mfw'11 No68- 55k mortgage İO--little to nothing saved! i must do better.0

Unfurnished means exactly that.
The upside is that when you move out, you will be able to take them with youmake the most of it, we are only here for the weekend.
and we will never, ever return.0 -
It has become the 'norm' for white goods to be provided in a rental property though it is not a necessity for a landlord to do so, as Clutton says.
If this one has no white goods then go forward as long as you are happy. Bear in mind though that you will have a fridge/freezer/cooker/washing machine etc when you next move house and that one could have the white goods included.
I have always had white goods provided for me and I always rent unfurnished but I also know that there are a lot of tenants who lug them from house to house.
Could you maybe update your offer to the asking price but ask the landlord to provide the white goods on the basis that the house will then appeal to a wider market of applicants next time it comes up for let?
The agent may well be right and he simply doesn't want the hassle of maintenance so you may have a trip to Curry's looming!0 -
Furnished/unfurnished have no strict definition. It's entirely up to the landlord, and depends what is put in the inventory.
Many LLs, however, will consider adding items for a tenant a) where the market is such that tenants are hard to find and b) if the tenant is otherwise attractive (= financially/credit-worthy, not looks :kisses3: )0 -

Some agencies will encourage landlords to put white goods in, we certainly do because it makes the properties easier to let, particularly when they are at the cheaper end of the market.Scar tissue that I wish you saw, sarcastic mister know it all, close your eyes and I'll kiss you cause with the birds I'll share this lonely view.0
