As obviously you only know they've gone up that much if they've sold.

I take the OP point as basically true mostly because the situation is confused, no one absolute will describe it.
The housing market resembles the old supermarket trick of reducing packet sizes along with prices. Theres no denying its cheaper but its also more expensive to buy.
