I'm going to repeat my earlier post:Leave the owner to think for a couple of days and then either increase your offer, or put the same offer again but in more attractive terms. You are an FTB, are all your finances in place, have you got a conveyancing solicitor on standby? You don't have to say anything but make sure what you do say isn't going to bite you on the bum later. Be prepared to wait a week or 2 to make the seller feel less confident.
we offered 175k on a house marketed 200k and sat and waited. 3 months later they came back and accepted-but that was all we could afford. Not suggesting you wait that long but you aint as far apart as we were.0 -

Why are you messing about writing letters? Just phone them directly and make your latest offer if you're not going though an agent!
Considering you are about to offer £146k the issue of stamp duty at nearly £30k above your offer is irrelevant, so why have you brought this up as if the vendors might not be aware of it? They will be, believe me and really don't need you to tell them, you're not running a training-course for newby vendors or anything.0 -
