If they ask is that your final offer just say ITS AN OFFER. They have a legal right to put it to the vendor!!!!!!
Sorry, not too keen on estate agents!!!!! They are "prety people that tell you what you want to hear and not much between the ears." Play them at their own game..... I havn't seen this house fly off the market...!?!?!!?! Also, its the etsate agent that has valued this house, Tell them they can't be serious about the price its on at (Then laugh at them :rotfl::rotfl::rotfl:) If you think this might upset them and they won't give the vendor your offer, tell them that you want all offers to the vendor in writing to yourself. That'll take the smile of there face.:D

she did take my name and addy, so i presume i will get the offered declined in the post....
When they come back with a decline, i am going to offer 14k and say that is it, take it leave it, but the offer will stay on the talbe even if its refused... so they could get back to me at a later date.... lol...
Then i will be off to troll for another property to put a cheeky offer in...

Yep, been there done that, as for finding out offers so far - If you put an offer in and its less than another offer theyve had, they tell you its not enough. However you won't find out anywhere how much someone else has offered (I think it is illegal for the estate agent to tell you what the offer is). Howverer, even though I don't like estate agents and if you ignore what I said about above (getting up their nose) then be nice as pie, play them like they are you best friend, say you said "would £20k buy this house?". If youv'e been "freindly" they will generally do the suck through the teeth thing, this is when you POUNCE Smilling and say £25 (In the mildest, sheepiest voice you can put on, they will ussually turn round and say "OK, I shouldn't be telling you this but.....Blah lah Blah BINGO, youv'e got the price someone else has offered. Having said this, you need to be able to weigh up the agent you are dealing with- their poker face might be better than yours............. :cool:0 -
just been doing a little research, the nice house next door was bought for 45k in 2008 then their next door neighbour was bought for 32k in march 2009
so me thinks that the house in question could go cheapWork to live= not live to work0 -

Glad i found this thread, I have a problem with a property i own, its damp on the walls, the owner in the top floor flat i am ground hasn't done anything about the guttering in 15 years my dad got it repaired once and its been dripping and clogged up ever since, I have been in touch with management company for years to no avail.
I will put a picture on later, poss rising damp and need a new damp proof course?
Frightened of getting stung, is this an insurance claim ?
Any ideas pls, I am in Teesside so if Anyone knows of a reputable builder i'd be grateful.:eek:0 -

Yes, met the good lady a while ago and both have own place's, Live together now in her house, mine rented out & looking to buy another we can call "ours" and then rent hers out also. :j

Presumably the 32K one was 'done up' before it was bought, and that cost £5k. Price = 28K. Presumably the whole place didn't have to be gutted before the 'doing up', another £5k for that. Price = £23k.
Those figures grabbed out of fresh air, but give an indication of what the one you've offered on might be worth, once you've factored in that repo's usually go for less than a private vendor would get......................I'm smiling because I have no idea what's going on ...:)
