any builders out for for advice on damp in a terraced house please

    is there a chimney between the properties ? this can sometimes be the cause . (missing flashing etc ) could also be a leak on cold water tank in attic.
    the land registry can tell you who owns next door but not sure how much it is . £4 i think. definitely worth a look tho , sounds a bargain !


    yes... i think this is the problem, the windows at the back of the property have rotted away so the glass has fallen out, as when you look through the letterbox the walls are soaking plaster fallen off the walls etc, so that house would have to be totally gutted from floor to roof, prob including the roof:rotfl:

    I have heard that if a house id in total dis-repair and casuing problems to neighbouring houses, that the council got to get involved, but i have heard this can take up to 10 years, as they got to try and find the owners, or relatives that might have a claim on hte property.

    will def go and ask the land registry... well worth the £4.:D

  • yes they can CPO it. and then sell it cheap under contract to someone . better to get to the owner yourself tho , and the fire place is prob worth 500 - 1000 ! if you decide not to , please pm me the details !

  • afterthought , if u buy it you can make council sort out next door. they are legally obliged if owner cant be found

    Just a thought? Would you plan to buy it with a mortgage ? It may be unmortgageable in the state it's in.

    no it would be cash....

    but the problem would then be i would have used up all my cash and stoozed cash etc in buying it and just enough money to re-paint etc, no money for major work as such...

    diggerman123.... i might go back there sometime this week and knock a few neighbours doors and ask about the history of the old empty house next door...

    I f i decide to give it a wide birth i will pm you the details...

  • update... i sent someone up to have a nose outside again, and there is no chimley in the old house:rolleyes:

    so i dont know whether the roofs have been replaced at some time, and not fitted properly at the join of two properties, or maybe chimleys removed for some reason, :confused:

    ooooo heck..... it is out in the sticks so to speak.... and the person who went to see it, say leave it alone.... but i dont know whether to stick a silly cash offer in, and just put it straight into auction, and take a gamble with it:confused:

    this house was going to be purely a money making thing anyway.... short or long term.... oooo i still have this thing in the back of my head.... saying why havent a builder bought it...?

    Be carefull, Offer em 10 grand :rotfl::rotfl::rotfl: If its accepted I'll give you 12. Seriously though, don't shoot yourself in the foot, and don't be blinded by the "rest of the house looks okay.

    actually i was going to offer 16k:rotfl: and then put it straight into auction...

    it is repo, and it has been on the market for just under a year...

    there has been a cash offer put on the property, just before christmas alledgedly sp?:rolleyes: but they havent shown proof of money...it was just under the asking price..

    plasterer where about in the country do you live?

    the place where this house is, is a very tight local community in a rural area.... so no one really goes to live there, unless they are from there.. iyswim... so who ever rents this property will be from the area...

    will sleep on it tonight, and see waht happens in the morning... i can hear the laughter on the other end of hte phone, if i phone the estate agents with my cash offer....:rotfl:

    So if you buy it and discover it needs £10k of repairs, what happens ? If you can't afford repairs you'll be stuck with an unsellable house. Or someone will come along and offer you £10k for it.
