Help needed selling our house

Have you checked what other houses in the immediate vicinity have sold for. A quick check, suggests you are £10k overpriced but details of the other properties are not sufficiently known to be that confident of the comparison. For me a lack of a garage would be critical. Are you able to park on the road outside the property? Are you on the main road? No comments about the inside of the house, in fact I rather like it. However the roof looks a bit iffy but this maybe the angle of the photo. Is there a lot of moss on the left hand side?
Might be worth getting a friend to visit the ea as a mystery shopper to see how they get on.

I think the photos could do with a refresh. Nice picture of a bed in a bedroom but gives no idea of what the bedroom itself is like and no pictures of the other two bedrooms, the side lobby or the downstairs WC..................

Are the tenants maintaining the standard of cleanliness/tidyiness etc for your viewings as that may put buyers off, but unfortunately not much you can do about that

Since you are getting lots of viewings, the RM listing probably isn't the problem. However, just to maximise your chance of getting that elusive buyer to feel they want to come and see the place, I would suggest adding photos of the other two bedrooms, and a floor plan. I'm househunting at the moment and I find it so frustrating when there's no floor plan. Maybe it's because I'm a scientist or something, but without it I don't feel I can tell how the property would work for my family. Since the summerhouse/office is a big selling point, I would add a photo of that too.
However, since the RM listing is actually getting people to come and view but then they are not offering, you need to ask yourself whether the tenants are doing anything to put the people off. Who is showing the viewers round? The EA should be able to tell you what state the tenants generally leave the house in when someone is coming to view. Bear in mind that the tenants probably don't want the house to sell, and resent having people coming round to see their home when they don't want to leave it anyway, so there's no motivation for them to make it look attractive.Do you know anyone who's bereaved? Point them to https://www.AtaLoss.org which does for bereavement support what MSE does for financial services, providing links to support organisations relevant to the circumstances of the loss & the local area. Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

Are you confident about the EA? Are the viewings real identifiable people, or is the EA just vaguely reporting "we had several viewings recently, but no offers"? Have you had a pal go to the EA as mystery buyer? If all is OK there, what feedback are you getting? I suggest that you make strenuous efforts to be present at the next couple of viewings.
How do viewings work out with your tenants? Are your tenants now statutory periodic - or do you insist on a new AST every time? What is your plan for moving them out once you accept an offer? Are your tenants so comfortable there, that they demarket your house in some way? Would it be worth putting a mystery buyer in if your tenants do have any input into your viewings?Hi, we’ve had to remove your signature. How can the fact that you don't like it affect that? I don't like Redditch. It's seems that 20odd thousand people disagree with me because they live there. Never been there in my life but I think Chard probably has some residents too, most of whom must like it!
I'd be interested to know what the feedback from viewers has been - the agent needs pushing to provide details if they aren't. 'It's not for us' is not feedback, you need to know why it isn't for them.
It does look lovely in the photos, I was also wondering if this was your furniture and that it now looks different inside?Everything that is supposed to be in heaven is already here on earth.

I think you need to get your EA to change the location on rightmove - Chard is a reasonably big town, if you don't put anything more precise than that you will miss out on potential buyers who are wanting to narrow down their search by location.poppy100 -
On Rightmove, there's 61 properties with 3 bedrooms or more, for under £200k, within half a mile of yours...
Yours looks lovely, but 52 x 3 bed properties are cheaper than yours, so perhaps it's getting overlooked?
I would be questioning your estate agent to see if they're pushing it hard enough. It's very difficult to sell with tenants in situe though.Should've = Should HAVE (not 'of')
