Help needed selling our house

Hi All,
A few of years ago we decided to move from Surrey to Somerset for a change of life. To cut a long story short we missed family and friends too much so we decided to move back in to a rented house.
We put the house on the market in 2008 April.
We are now desperate to sell the house and physically can not afford to drop the price any more.
The House is rented out as we cant afford to keep it empty but the rent income does not cover the mortgage.
We have had loads of viewings but only 1 offer that was no where near the asking price.
The house is in good repair with new carpets, wooden floors, kitchen and decorated.
We want to buy a house in Surrey but cant until we have sold this property.
Has anyone got any advise or know of any other options like property swapping etc???

Why dont you put the rightmove link up and the peeps on here will give unbiased advice about what they feel may be holding up the sale.
Sometimes when you are emotionally involved with a property you dont see what the general public see/are looking for in a property. Quite a few people have been brave and posted their properties and gained valuble feedback

For a house to stay on the market this long it normally means one of two things - either there is something wrong with it or it's priced too high.
I know you say you cannot drop the price any more but have you researched your area to make sure it is competitively priced. If it's not you'll be posting the same in another 12 months!0 -
I'd say put the rightmove link up, and that way people can give their honest opinions of what they think of it, and why they think it's not selling.
The biggest turn off will be having tenants in it! I would never consider viewing a property with tenants, as it's just too much hassle.Should've = Should HAVE (not 'of')

We do know that the tenants in the house are not the best idea but unfortunately we cant afford to keep it empty.

Have you priced the house based purely on the local area, or has the fact that you're wanting to buy in Surrey, an expensive area, affected how you've priced the house at all?
When I was looking at houses in Swindon, one house I viewed was way over-priced for what it was. It was nothing outstandingly special, just the same as any of the other nice 3-bed detached houses in the area. I asked the estate agent if the price on the details was a mistake, and he said no, the seller was moving to Reading, and as prices were higher there, she wanted to sell her house in Swindon for Reading prices rather than Swindon prices, so she wouldn't lose out financially when she moved and could buy a similar place without increasing the mortgage (!). I felt quite sorry for the EA, he obviously knew it was never going to sell at that price, but apparently she was adamant! The house was still up for sale nearly a year later.
Hopefully you haven't done that, but just thought I'd check!

The house and decor look lovely. Is it on a main road?
So it started at £210,000 and then you dropped it in August to £199,950. Have you had a few estate agents value it? Does the price match up to other 3 bed's in the area?Squish0 -
I don't often say this, but internally, the presentation is great, apart from the bathroom photo. An angle is required that doesn't appear to show a white basin with a grey suite (is it the flash that's bleached this out?)
Externally, my inclination would be to strip all the greenery from the front of the house, and let people see the house rather than the vegetation.0 -
i think it looks lovely from the inside, some lovely rooms and decor, (beautiful kitchen) agree with googlers comment about the greenery on the front.
how is it priced in relation to other houses in your area? did you get a few valuations before you agreed on the market price?
are you in the local paper (if you have one)
has your agent sent out to people on their books?2010 challenges
