Do people value more a dishwasher or table in the kitchen

Hi all
I am just refurbing my kitchen and space is a little tight. It currently has no table and no dishwasher.

When having viewings a year ago, quite a few people asked about plumbing fior dishwasher. Of course, no one would have asked me if they could put a table in, as they could have seen that for themselves.

My opinion is that in terms of making my house more saleable, I am better putting in a dishwasher than a kitchen table area. But does this tie in with what others think?

I should add that it was not obvious where a dishwasher could have gone before, but by extending the plumbing I have created a viable option. Just want to doublecheck before I go ahead and put a washer there!

I think these days a dishwasher is really important.

If you are single or a single parent it frees up a lot of time and inconvenience and these days there are a lot more cases of both partners in a relationship working 9-5 jobs so same as above!

I think it's important too as my house is 3-bed in good primary and secondary school catchment - ie for busy single- or double-parent families rather than sole occupiers like myself. The lounge has space for a small dining area and so it is not like the kitchen is the only option for a table. Whereas it is the only option for a dishwasher.

What I like about them (never had one) is the idea I can keep the countertops clutter free of dirty plates etc during the day, storing them in the dishwasher, then washing at the end of the day. It will just make the kitchen look tidier, in addition to being labour saving.

By the way, any opinions on slimline versus fullsize dishwasher for the size of family in a 3-bed house? As said, I have nevre owned a dishwasher so do not know what is adequate. My feeling is that a slimline would do, and when I overflow a slimline - with a dinner party - I would also overflow a fullsize one too.

If you can fit a full size, go for it. You'd be surprised how easy it is to fill a dishwasher - most people oinly put the dishwasher on once a day, and by the time you have plates, crockery etc for family meals through the day, plus saucepans and crockery from snacks, mugs from cups of coffee etc, there is no problem filling a full sized dishwasher each day.

Plus slimline dishwasher tends to be more expensive.

Even if you do not want a dishwasher yourself it would be a good idea to install the plumbing for it. Especially as you are in the process of refurbishing the kitchen. Whereas buyers would not necessarily be looking for a D/W in a house that they were considering buying. The fact that they could drop one into place without any hassle, would count as a plus point when considering what house to buy.

I live alone and wish I'd gone for a full size dishwasher - I could have at the expense of the cupboard next to it, which sits half empty. Doh.

i had to redo a kitchen purely cos the missus wanted a dishwasher so she got a new kitchen and a slimline dishwasher cos that was the only space after a redeisgn other wise i would have put in a full size one bear in mind your house is a 3 bed so i would think with a minimum of 4 people in house 2parents say 2 kids that a full size one would be more important than a bar at the end also i would ask estate agents they would tell you what gives you best price return.

Well thanks all I've not heard one person speak out in favour of a token kitchen table / bar area, so it sounds pretty clear cut to me and backs up my own gut instinct. I could imagine more people ruling out my house on the basis of no or inadequate dishwasher than would on the basis of not being able to eat at a small table in the kitchen, when there is more room available in the lounge diner area for eating.

I think the only people who would really value a kitchen table instead of one in the more comfortable lounge would be those with very young children throwing their food around - but you could fit in a small kitchen table for them anyway, and that phase doesn't last long compared with the length of time in the house.
