It is the landlords responsibility to service, maintain and issue a certificate (corgi now gas safe). Claiming the amount back from you is certainly not standard. I've never heard of this being done before, it should be included in the rent. Have you checked in the Tennacy Agreement to see if you signed up to pay for this on top of the rent?
Just out of interest how much is he charging you?

  • We have only been in the house a few months so we haven't paid anything yet on the maintenance of the boiler as it was done prior to us moving in so will wait and see, but I know the company they use so will be able to find out what they charge against what we have to pay and see if there is any difference.

I'm going to go through the rental agreement as I think it is in there but there're a few things I want to check anyway, this being one of them.

We've been to see the landlord today and asked them to consider changing the system from lpg to a multi fuel system with a back boiler. He is going to talk to the owners and get back to us but he was very agreeable about the cost of the lpg and told us the previous tenants had it put in at their cost. They were in the house for 30+ years so not sure how long the system has been in.

Unfortunately we don't have the option of mains gas in our village but will keep everything crossed that we can get the current system changed albeit not until the spring time.

    Thanks for your comments
