LL wants us to put £1000 of CH oil in tank before move out

    but you have to put these things in writing.... arbiters will only consider written evidence... so you must renew this offer (if you still want to do ti) in writing - send it to the LL and get proof of posting (free)

    well we dont feel particularly inclined to do so now:confused: especially as there was not that much in the tank when we moved in
  • right weve checked our inventory..the oil tank contents are not itemised...our tenancy agreement says nothing about there being oil in the tank when we moved in or replacing it.
    Have spoken to the management company who have been very supportive saying that there was no documentation/communication from the LL to say oil was delivered to the tank prior to us moving in and they generally assume that the tank is empty and its the tenants responsibility to order oil.
    They have been aware of our problems with LL and said that they had a sneaking suspicion that LL may try and hang onto our deposit as LL informed them when he returned to the UK that he is probably going to sell the house as they have financial problems.

    Break out the hose pipe! When he finds out that the tank is full of water say that explains why the heating kept breaking down ;-) By the way i'm only joking unless you want to be really vindictive!
    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)

    surely if the LL is claiming/stating that there was a full tank of oil on the premises at the start of the tenancy, they will have a receipt or delivery note for that amount dated just prior to the start of the tenancy?

    & as you had to have 2 loads delivered, you as the tenant will have those records.
    could you contact the supplier to find out when a previous delivery was made, & how much the average use of that type of property is?
    then you can match your usage to what you had delivered.

    Are you sure? I let properties that are dependant on oil for all of their central heating and hot water! It is a done thing out in the country, and is considered a main factor in running costs for a property. We all consider it a utility out here in the sticks! :rolleyes:

    Oil tanks are part of the inventory when letting. We measure what is in it, take a picture.....complete with ruler, and have the tenant on site to agree and sign that the readings are correct. They are expected to leave what they had at the start in the tank when they depart. Nothing more.

    i think everyone would agree that oil IS a utility.. no LL in their right mind (other than HMOs) would offer to pay for tenants fuel bills....... geenie's procedure seems the perfect way to deal with things..... reading the readings as per gas and electric ...

    folks in the city often have no idea what country life is like.... there are still swathes of villages nationwide that dont have gas... its just too uneconomic for the Big Guys to dig holes for pipes for such a small number of customers....

    Impressed that some agencies put oil on the inventory - I've lived in 2 rentals that were oil fired and neither one listed the oil.

    Am also slightly intirgued that the OP got through 500 litres of oil in about 6 weeks. Even in previous place (damp, poorly insulated with poorly maintained boiler) we lasted a lot longer than that although we realised that the boiler was just chucking heat out of the walls if the stat was above 13 so we kept it low and wore big clothing. So glad I am not in there this winter.

    Your landlord sounds even worse than our last one. Leave the tank bone dry and tell him to eff off.
