Thought I'd be the first to get this one in.
Christmas starts in just 1 hour and 5 minutes somewhere in the world.... although it is still X-mas eve and mad last minute shopping time here.
Despite all the arguing, all the disagreements, and all the animosity that we may have for each other the rest of the year....
I genuinely wish you all a Merry Christmas and a happy New Year.

I suppose by wishing a Merry Xmas you are implying another year of HPI, and thereby celebrating the demise of the hapless FTB. As you sit there awash with capital appreciation while poor Tim is unable to afford a turkey. My sympathies at this time of year are with the disenfranchised renters rather than the rich owners who seem unable to look past their gains.... what? Wrong place to post this garbage? Too much bah humbug? Save it for next year?
Alright then.
A very merry Xmas to all. It's been a fun... and at times.. difficult year.
Love m
