You can't stop them smoking in the house as they have the freedom to enjoy it.
The landlord can serve notice to quit which would stop them smoking in his investment very effectively. I wonder what the implications are if the house burns down and the landlord has told his insurers the tenants are non-smoking ...

Yes get a few pets in too why not? Maybe a bit of subletting to your mates (as long as they smoke) after all you have the freedom to enjoy the house regardles of the Tenancy terms :rolleyes:0 -
being a smoking tenant myself i never smoke in the property i was asked not to and i never have nor do i allow anyone else to smoke inside, why cant people just respect others wishes and belongings its simple common sense and courtesy. As for not allowing trades people in because of may ruin the peace of the property get a grip you muppet, you have something broke you call the landlord they send someone to fix it, what more do these people want

That is true, however they have contracted to you not to smoke in the propoerty and you can charge for damage caused by smoking, this infringement would almost certainly be classed as a minor infringement and wouldn't be sufficient grounds to evict, for breach of contract.You can't stop them smoking in the house as they have the freedom to enjoy it.
With regards to the tradespeople, it is up to you who you engage your tenant has no say in the matter, however should they wish they can exclude anyone they like from the property, but if you make the effort and they won't allow your people in and they bring in their own people then its they who pay simple.0 -
