Ha! just got a rude text from one of the tenants saying he thinks my tradespeople i have sent to the house are crap-apparently he says he is a 'professional in this field'. I am a bit miffed as any problem they've reported to me i get fixed for them asap, allow them to pay the rent 5 days later then what it says on the ast, got them a sofa when they requested it (was none in the house). I have protected their deposit with dps.
Tenant says in future he wants us to agree on who these people are before they come to the house! But it says in my AST that any perosn i authorise for repairs on 24hrs notice can enter the property. Also, i am not in the habit of sending cowboys to do repairs and the tradespeople i have all have the appropriate licences.
Can anyone advise me if the tenants actually have a say on the builder who goes into the house? the prob is i have a 12mth ast with them-so if i served the section 21 now-they may not nesscesarily leave till the end of the contract ...help please
sorry for the rant but when you go out of your way to get things done for pple and they just through it back in your face it can be annoying :mad:
I'm sure you can decide which tradesmen you choose. But you do need to find out what the problem is. Has the plumber not fixed whatever was wrong?
Sounds as if your T is getting panicky as Christmas/New Year approaches and is worrying about having faulty heating for weeks..0 -

You can't override peoples legal rights with dodgy clauses you decide to put in your half baked AST. Tenant doesn't have to let anyone in, ever, unless it's an emergency. Would have thought as a landlord you would know this, so not suprising you have unhappy tenants.0 -
You do have to give the tenants 24 hours notice in writing for someone to call round and they are under no legal obligation to agree. To request a repair and then not give your tradesperson access is perverse in the extreme and I believe they do not have the right to vet the credentials of who you appoint to do the repairs. Cheeky sods!0

Oh and ThrowingStonesAtYou i am into my first 3mths as a LL with my 1st property so am doing best i can (and feel i have been fairly accommodating to tenants if i do say so myself) and if ppl wanna throw it back in my face then thats up to them ......but i suppose with ppl like this around... you do need to laugh :rotfl:otherwise might just end up goin round the twist....:eek:0 -
I always assumed that all LLs said no smoking so that when the tenants are smoking they worry about it and they open a window / dont burn the carpet up.
Very rarely do you see a house advertised in my area that isn't no smoking0 -

Reply to tenants asking them to write or email you with specifics of why they are unhappy and any further requests and you will respond in writing.
This will let you calm down and see if they are actually bothered enough to put something in writing rather than just text a half baked complaint.0 -

However, when the tenancy began i did tell them i would appreciate no smoking in the house and it also says this in the AST.
Well there is nothing more annoying than a landlord acting like a boarding school housemistress. Without seeing the property then it is hard to tell if you are just being neurotic or whether you should evict the tenants ASAP.
What I mean is that if the property is recently decorated and maintained to a very high showroom style-spec then I would also be worried as cigarette smells would put off certain future tenants.
However, if your rental hasn't been decorated well or was decorated in the distant past, then you are never going to get that type of tenant, so I would at least be happy these tenants are paying the bills. Future smoking tenants will not be able to smell it. The propensity to smoke among renters is far higher than the general population.0 -
zet i brought the property 6/12 ago and renovated it top to bottom to a high standard
i will be wrtiting to my tenants about the smoking and to let me know in writing if there are any specific maintence issues as at the moment they just keep grumbling about my tradespeople without telling me what the problem is..0
