Reply to all future texts in writing reminding the tenant that emergencies should be reported by telephone and all other problems be communicated in writing.

The rent payment day change, furniture requests were all gradual things they asked for. Looking back i should have said no, but this is the last straw. I hand delivered that letter today..thanx for advice FireFox..will do this for all future commincation.

Fair enough to hand deliver over Christmas, but consider recorded delivery from now on. You may need the paper trail, and I think it demonstrates professionalism. ;)

If it ever ended up with a legal fight you need evidence that you have done what you say. LL posting a letter through the door can always be denied by T. RD would show delivery on a certain date .

  • No..they text me that..after i asked them in writing to correspond non-urgent issues in writing to me. I did not reply to the text and have written another letter again: again repeating myself

Perfect! :T Stick with it, the broken record technique always works in the end. Think Supernanny.
