Camberwell, type way. Room in a house. Nothing special, I'm not deluded or arrogant like. Just think the rate should stretch another 15 quid a week because I'm not finding anything for 91 pounds.

Up here the HB easily covers people's rent each week. So I don't think it's fair. If it was the same rules for everywhere I wouldn't complain. I live with my parents now before anyone moans lol. I've never claimed.
Peckham is only about a mile from Camberwell, and much cheaper.

As you are effectively homeless, you should complete an application with Southwark local authority housing department and look at the info on their website.

Some accommodation advertised on Gumtree in Camberwell and the surrounding area for under £90 pw

Remember that you are not teh only person claiming LHA. If everyone's allowance went up another £15 then where would the money come from?

LHA is based entirely on market rates, thus there must be property available in that bracket in that ward - it'd be pointless to just come up with a figure from thin air -

    "oh a 3 bed sir? That's be £1200pcm we'll give you."
"But mr housing adviser, the market rate for a 3 bed is £2000!"
"I know, but thats what we want to give out! Sod what the local rental market says".

    No one would get anywhere!

I get the impression that in many areas, it is the LHA that is driving up rents.
  • That's all well and good. But from what I can see, the market rate is 'generally' above 91 pounds for a single room in a house, almost anywhere in London. There's the odd few, but for every 2 of those there are about 50 others over 91 pounds. Surely the market value is some kind of medium. Not bargain rate value, which are obviously even harder to lease.

Spread your horizons a little wider and try to be a tiny bit more realistic. A lot of people I know travel up 90 minutes to get to work in Central London and live in places like Bromley and Croydon.

Back in the Stone Age when I rented my first place with a chum after leaving home we shared a bedroom. It was all we could afford at the time

I agree Big Poppa that most decent rooms in decent areas in London will be £100pw or more. Therefore, those on low budgets have less choice.

It'll be far easier to get a Job once I'm down there with my own permanent base though. Only so much I can get done kipping at my mates flat with no spare key etc.

    Completely agree with that.

How come you have to live in Southwark- do you have freinds in that area is that why you are drawn there?
 Well aint funny how its the little things in life that mean the most? Not where you live, the car you drive or the price tag on your clothes.
Theres no dollar sign on piece of mind
    This Ive come to know...
So if you agree have a drink with me, raise your glasses for a toast

Yes but the rates of LHA vary wildly. Have you checked out other postcodes?

I'm just after an Area in England that I won't be murdered, abused for walking down my street or attacked for my skin colour anymore and London fits the bill. Specifically South London. I don't mind being murdered or attacked to be robbed for my phone or something, but the whole racism themed gig really gets tiring after 26 years of it.

My mates live in Hackney, but I can't afford it for now. Until I work my way up.

Oh also alot of the jobs keep asking how far I need to travel on the forms. Hence why it can't be too stupidly far away from Central London. Otherwise that may stop me getting a job. Somewhere like Southwark or thereabouts fits the bill. As it's much cheaper than North London and West London. So that's why i'm looking there to start with.
  • In my borough their are two rates: £90 a week for the north and £114 for the south and I'm a 25 minute tube ride way from the West End and I reckon you could easily find a decent flat-share at those rates. Go North young man!
