i know its stupid but with the world cup its a bit slow.. men dont want to spend the time looking at houses when the footies on.. i had a couple round and she loved the house he couldnt wait to get out..
ps ive now had a offer on my property from someone in scotland who has only seen the pics.. it ticks all the right boxes apparantly.. but im still marketing it as they havnt sold theres yet...
people with familys normally want a decent size garden to kick the kids outside for some peace..

bathroom and bedroom colours are obvious points that a lot of buyers who can't see past end of nose will be put off by. But otherwise looks OK and obviously sounds priced OK by other peoples views. Major downside is lack of garden, with 2 beds you aim at professionals/renters who don't need a garden, with 3 beds it becomes family and they want garden etc.
After 3 weeks I wouldn't be disheartened. You've been lucky to have an offer accepted, lots of people won't make offers till they sell but look whilst they are waiting for an offer so they have a feel for prices, and potentially a place in mind so they can submit an offer as soon as they get an offer on their house.0 -
The house looks gorgeous. The only things I would mention like others that the bathroom and two children's bedrooms look a bit cluttery and need neutralising a bit. The other thing that springs to mind is that the house is on a corner with a road/alley alongside it which might possibly put people off. Dont think that is a major factor though.The forest would be very silent if no birds sang except for the birds that sang the best0

I think it's too early to worry yet. The property market seems to have calmed down a lot lately, so 3 weeks isn't really a long time. As has been mentioned, some buyers may be waiting to sell their own houses before making an offer.
I personally like the bathroom suite, though it won't be to everyone's taste. Boring white ones are "safe" because chances are no potential buyers would actively dislike them. That said, imho it's never a good idea to change something like that after several viewings. You could have the bathroom completely redone then get further interest from someone who's already seen it, and that might have been one of the things they really liked.
The living room is really nice, and I see it's been photographed using natural light, which shows it off very well.
The only things that would put me off (other than the price, but I'm seriously poor) are the small garden and small kids' bedrooms, but there's not much you can do about those. You could always try the old trick of adding big mirrors to small rooms to create the illusion of more space.0 -

It wasn't necessarily a dislike, it's just to me it looks like the very basic one (Azure I think, has the same shell style anyway) that B&Q perpetually have on offer at the front of their stores. When moving we tend to be in and out of B&Q looking at how much things are 'potentially' in a new place. Perceptions say that if you think they have the cheapest suite from B&Q what else have they 'scrimped' on elsewhere in the house, which isn't necessarliy going to be true, but people think like that(well I do anyway).0 -
House looks ok to me. Has any anybody commented on the lane down the side of the property? Does it give you any issues?
Have you gone to look at other properties in your area to see what the competion is like?0 -

Spoodz, try & get some real feedback from the viewings you have had. If somebody says 'loveley house but not for me, get the agent to ask why it wasn't for them, what in particular put them off. If some one has viewed your property & offered elsewhere, try to find out what it was about the other property they preferrred.
If theres something about your property that people don't like, take note & act upon it.0 -
The downstairs of your house is great.
The upstairs lets it down slightly. The colours you have will put people off and the large furniture in the kids rooms make the rooms look small. Also, put the double bed in the middle of the room to show off the room's full potental - people dont like beds against the wall in adults rooms.
The market down here (nr Bristol) has slowed down a lot. Its most definatly a buyers market here, there is LOADS to chose from and its just a matter of waiting to find the right person for your place.
