Viewings, is it better to let the EA conduct them?

    Why not take the fridge magnets off for a revised photo AND for the viewings....?

    Can you live without fridge magnets on your fridge? I'd suggest you can get by. It's just one thing or things to get packed in a box ready for your move.....

    Is this all that you're going to change?

    IMHO the only thing offputting in the photos is the 3rd bedroom. I would empty it out and put a single bed, bedside table and thats it.

    Fridge Magnets are removed. Hid the toaster etc in the cupboards so the worktops were free for the viewing on Sat. Moved toys from top on the wardrobe. Can't remember what else, but it took me 4 hours so I think I did a reasonable job!

    I've had the photo removed from the website, and although we haven't put a bed in it's much clearer now with more room to move around when people are viewing.

  • Personally I would let the agent do the viewings, I must have looked at around 30 properties and half were vendor viewings. In general I would say the EA viewings were better as they have a "bag of blag" with the right phrases most of the time.

    The vendor viewings always seemed to have the vendor saying something that they shouldn't. I looked at one house which the EA neglected to mention was next to a pub, the vendor showed me around and when I asked if they have had any problems with the pub the answer they should have given was "none whatso ever", not "none since the new landlord moved in 18 months ago".

    Also as the vendor you are going to pay them a load of money for their services, they should work to earn it in my opinion!
    I have a lot of problems with my neighbours, they hammer and bang on the walls sometimes until 2 or 3 in the morning - some nights I can hardly hear myself drilling ;)

    From personal experience trying to sell a house with a small third bedroom, I found we had much more interest when we actually put a bed in there. Prospective purchasers need to see how a bed fits in there.

    We let our EA do a viewing yesterday for the first time...and guess what? He sealed a deal for us! Very excited!

    We're currently selling our house and have had a couple of offers, but we couldn't meet in the middle so it looks like it's fallen through. We do the viewings. During the first couple my missus did them whilst I sat in the living room looking after the little un. We found that this put people off coming into the living room for any period of time and as it's one of the most important rooms we changed things for the next one. This time I took the little un for a walk while the missus showed them around. It resulted in a second viewing and an offer. My missus is outgoing and friendly so does seem to build a good relationship with viewers, but not all viewers are outgoing or comfortable with that. Once she's shown them the basics she gets out of the way and let's them wonder around by themselves and is on hand to answer any questions.

    One problem with meeting the viewers is that you do build and relationship with them and sometimes they feel obliged to be very complimentary about your house. Then, when they've left and start to mess you about with silly offers there is the potential to take a disliking to them! So, one advantage of not doing them is that you don't get emotionally involved with the people viewing, which does take away some of the stress. ;)
