Viewings, is it better to let the EA conduct them?

    How should photos be taken?

    Example

    Picked at random from an agent with whom I have no association, nor allegiance to..... chose this one because it's in roughly same price bracket as yours and because the agent seems to take consistently good photos. Compare these with yours.....

    Even looking at their cheapest property, they still look like they've made the effort.....

    Just an update, and looking for opinions. The offer which we rejected has been increased by 2k, but it is still £9,950 under the asking price. I'm tempted to accept, but don't know whether to hold my nerve until the New Year when sales may pick up again?!:confused:

    Offer of £130k. I would want to know if they are realise that completing by 31 December is highly unlikely and they will be hit by 1% stamp duty. As long as they realise that I would be inclined to accept. A bird in the hand....

    Otherwise the danger is that in January anything priced 125-135 will be hard to shift due to stamp duty threshold.

    I would assume that the buyer would know that, as I think he is buy-to-let.
  • Let the EA do the viewings and you leave the house so that they can view without worrying what they say. Only let viewings happen if the person is fully on the market/marketing their own house for sale.

    You're paying an EA to sell your house - they should be doing the viewings, they know their clients and what they want, you shouldn't be doing the viewings.

  • Yes it needs a slight declutter - but it isn't terrible.

    However, a major issue is that the 3rd bedroom doesn't have a bed in it. You need to forego your study for a bedroom.

    From the advice received on here, we've taken down the computer and table so the room feels alot bigger now. I've also asked the agents to remove that particular photo and the one of the fridge in the kitchen!

    Unfortunately that has absolutely no bearing on what the house is worth, only what you want/need. As has been said you need to see what other similar properties are selling for to see if you are being realistic.
