Viewings, is it better to let the EA conduct them?

    I have had 29 viewings in 2 months - 90% undertaken by the EA. Its made no difference - still not had any offer at all. I personally would accept an offer 10% lower in these conditions. I think people like to with an EA to have a nose around - maybe you could do the second viewings to answer their questions and make it more personal?

    When I was selling I let the EA do a couple of viewings but then he turned up after the viewers had been and gone and confessed that he was late due to a hangover.

    I did all the other viewings when I was there (we had moved away). That EA didn't last too long.

    Just had a look at the listing on Rightmove, I agree there is a bit of clutter around that needs moving and pics re-done but waht is more obvious is that none of the photos appear in focus (or is that my eyes LOL)

    Just to add, the EA said he wouldn't photograph the 'spare room', hence the reason a lot of stuff got put in there temporarily whilst he was taking the pics! Its not quite a bad as that in real life, but I agree that a lot of the pics are not flattering!
  • I agree that the overall look of your house is great, but you need a major declutter for the photos and for viewings. We have just sold (STC) and I have a baby and a 19 month old so I will share with you what I did if you like.

    For the photos I got rid of any child evidence at all from the angles I knew they would be taken from. I also asked for there not to be a picture of the children's room, just the dimensions and on the floorplan showing size. We had a pic of every other room and the gardens and front view. So in the photos you would not know we had kids and it all looked very large. I hid the garden toys behind the shed.

    For viewings I looked at what needed to be moved away in each room and worked out where I could put it. I got some boxes and bags, so when I got the call I could run around and quickly scoop everything up. I also put the larger child items (like baby gym and bouncer) into the shed. I kept only a few toys downstairs and put them away on a viewing.

    I asked my EA to give me as much notice as possible for a viewing, but by the end I had gotten very quick at presenting. I also found that as the details were so good with photos, I could get away with having a few bits out during the viewings if my toddler was with me. But when I could I asked the inlaws to come and take him out for half an hour.

    I did all viewings myself, but it is hard to focus with a toddler around, hence me asking the inlaws to help out when they could.

    Why not put everything into one room you dont mind not being photographed and really "show home" declutter your main rooms.

    If you want the EA to get honest feedback from viewers, then the EA should be doing the viewings and observing their reactions, talking to them, building a rapport. If you're doing the viewings, then all the EA is doing is phoning the viewers up afterwards, they won't get much out of them.....

    Regarding the presentation of your home for photos; they're all fuzzy.

    Lounge: Nice photo of the back of the sofa. Can you find another layout that would allow a photograph to show more of the room, and possibly open the room out a bit more? Might it look better if the shot was taken with the camera's back to the patio doors to shoot with the light, rather than against it?

    Kitchen: Take all the stuff off the top of the wall units, take the towel off the front of the oven, remove the dark brown plastic drainer from the sink. I realise you have to have a safety lock on the sink cupboard for your child's safety, but surely you could have removed it for the photo?

    Yellow Bedroom: Your youngster is probably attached to his/her toys, but again - wouldn't the photo look a lot cleaner without them? You don't have to take them away permanently, just for 5 mins while the photos are taken.

    3rd bed/study: tidy, declutter

    Bathroom: should have put all the cleaning products and toiletries in a box, and taken them out of the room, photographed it, then brought back just what you use everyday - in a box, so you can use it then tuck it away for when the viewers arrive.

    Why are there two photos of the front of the house, one with the gable of next door's house, one without?

    Image 12 - lounge: did your agent arrive with his/her camera, white stick and guide dog? Didn't he/she see the football, the open door, the clutter under the sofas, the clutter ON the sofas?

    Image 13 - kitchen - is there any reason why you can't take the fridge magnets away? Do you think ANY viewer will find them to be an appealling aspect of your house? You also need to remove the towel from the oven handle, clear the clutter on top of the fridge, and take the pictures off the wall cupboard doors

    Image 14 - bedroom - de-clutter the top of the wardrobe, clear up the shoes (?) on the floor at the RHS, take the towel rail off the radiator.

    Image 15 - the THIRD pic of the front of the house! Why?

    Image 17 - yes, I know the handy place for the Sky remote is on the arm-rest of the sofa, but does it REALLY belong in a photo which is trying to show your house at its best?

    In summary, your agent hasn't shown your house to its best advantage - the photos look as though they've been shot with a low-resolution camera, and frankly look quite fuzzy. The shots look as though the agent turned up, opened each door, pointed the camera into each room, and went 'click' without any thought as to what he/she could do to show the rooms at their best.

    I'd get them back for a re-shoot, and I'd seriously consider implementing some of the above changes for viewings.....
