    Surveyors are increasingly optimistic that rents will start to rise in the New Year as the number of rental properties coming onto the market fell for the first time since January 2008, says the latest RICS Lettings Survey published today (2 December 2009).


    The recent pick up in the housing market seems to have led to drop off in the number of rental properties, particularly houses, being made available and as a result surveyor optimism has increased for the first time since July 2008. 22 percent more surveyors expect rents to rise rather than fall in the next three months.

    The drop off in supply is the main driver for the more positive sentiment, with new instructions reaching their lowest levels in the surveys history. A net balance of 11 percent of surveyors is seeing the number of new instructions coming onto the market falling rather than rising. This is in stark contrast to levels seen late last year when the housing market was still suffering from falling prices and many would-be sellers were turning to the lettings market when their houses failed to sell.

    But wait... Whats that you say? A drop off in supply? That can't be right, because the house for sale market is not showing a big rise in stock levels.... In fact it's at it's lowest level in years, down 40% from peak.

    So if the houses for rent are decreasing, and the houses for sale are decreasing, where have all the houses gone?

    It couldn't be that population is increasing so available stocks of both rented and sold houses are shrinking, could it? Because if that was the case then that nasty man HAMISH_MCTAVISH would be right and we couldn't possibly admit that was ever the case.

  • agree w above - not really convinced rents are rising imo (maybe out of London dunno)

    First time I've found info on London rents..... It's from early last year, and fair enough rents fell early this year, but I was sure London most certainly would have seen rents increase over the last decade. Turns out they did. Up by 8% in one year alone.

    The figures, compiled for the Evening Standard by agents Winkworth, show average rents across 15 districts.

    The cheapest rent available is £725 a month for a one-bedroom flat in Barnet. Renting a small flat in Hackney costs £850 or £900 in Tooting.

    At the other end of the scale is the West End, where the average monthly rent for a one-bedroom flat is £2,000, rising to £7,000 for some bigger houses.

    In St John's Wood, the average monthly rent for a one-bedroom flat is £1,500, rising to £7,800 for a four-bedroom house.

    The figures also show that compared with last year, rents have increased by an average of about 8%, more than twice the rate of inflation, which is running at between 2.5% and 4.1%.

    The increase in rent for two-bedroom flats, which are in particular demand, has been even more steep - around 15% in Tooting and 12% in Hammersmith. Winkworth forecasts that rents will rise another five to 10% over the coming year.

    tbf we've been here before and it's more the 1 beds and 2 beds that the increases have been in - it's the larger properties that are shared that rents have not increased too much.

    Rics who say that rents may start to rise.

    Or this is money, who say rents have risen.

    You can't use both and highlight the bits you want from each one, surely!?

    If this is the case, and we can all cut and paste bits from various news reports, that would be fantastic, can create anything we like!

    Forgive me if the point has been made already, but I am not really in reading mode today. Does this eventually mean we need to get our kids on the waiting list immediately they are born? Or will a spot on the waiting list be handed down from generation to generation until eventually a lucky inheritor can finally claim the keys to their very own place?

    I believe it was Methusulah himself who said he had only lived for 900 years in order to get a garden flat in Bethsemeni. So this is not a particularly new problem.
