    This the exact reason we didn't actively house hunt until ours had a firm offer on it.

    We didn't want to set out hearts on somewhere and then find ours wasn't going sell, or sell quickly enough - and we didn't have too much room to play with lowering the price of ours.

    Luckily we found our new house (had been watching it for a while, but didn't view/enquire about it) just after we'd accepted on ours, and everything went through accordingly.

    As for selling yours quickly, I agree with other - if you price to sell, or a bit less that wont leave to (too much) out of pocket, then that is probably your option for trying to speed things up.

    Would the builder consider taking yours as part exchange? You (probably) woudln't get market value, but it would kill two birds, and all that?
