you may not be able to buy this place, siimple. we lost 2 places that we wanted because our offers just wouldnt be accepted and we were not prepared to go any higher. we still talk about one of them, but it wasnt to be, we like this house now anyway0

I have found the perfect house already and the seller will not sell to me until mine is sold
it is a new build - the last one and is completed. COuld I offer a high holding deposit with solicitor help? any advice would be gratefully received..
The advice is when you are in a position to buy the property check and see if it is still for sale and make an offer.
You cannot expect a seller to wait for what may be several months for you to sell your property when someone in a position to buy may come along tomorrow.
If they agreed to accept a high holding deposit how long do you expect them to wait for you to sell yours, I doubt you would you be prepared to loose that money if you could not sell your property for the amount you would need to go ahead with the purchase and had to pull out of the deal.0 -
See it from the seller's point of view - your current position is the lowest in the buyer food chain - behind cash buyers, FTB's, house already sold, house on market and mortgage in place buyers.
The vendor is simply not going to take any offer you make seriously whilst you are in this position, so the advice given so far is sound. If you really want this property and nothing else will do, price your house low for a quick sale, and only present an offer when you are proceedable.0 -

Cheers GDB2222 - some people do not like to hear the truth unfortunately and lash out rather than accept the reality..
This is the 1st time I've been in the house selling position so was merely asking advice, a simple 'you would have been better to..' may have been more appropriate intially.
I will look no further til mine is sold...0 -
You are quite right the second part is an opinion.
The only option youve got is to put yours up for sale at a bargain price to get a quick sale and hopefully get the new build. Even consider auctioning but this is more expensive than selling via an EA.0 -

Actually, to be more constructive, you could try offering the builders a large amount of money to hold the property for you for say 3-4 months. However, that is very rarely done, and to get their attention you would probably have to offer them 5% - 10% of the purchase price on the basis of a non-refundable deposit that you lose it if you don't complete within the agreed time-frame. Altogether, rather risky. You could always try that, I suppose.No reliance should be placed on the above! Absolutely none, do you hear?0
