found a house, mine not sold - ADVICE

What should I do - my house is going on the market on Monday but I have found the perfect house already and the seller will not sell to me until mine is sold
it is a new build - the last one and is completed. COuld I offer a high holding deposit with solicitor help? any advice would be gratefully received..

baxbya - if I was selling my house I would not accept your offer as it could take you months to sell. Would you accept an offer from someone in a similar position?
I have never understood why people who are looking do not already have their house on the market. If you are serious about buying you should be serious about selling too! Just IMHO!0 -
You need to sell yours, that's the only way.
Focus on the marketing of your property - are the pictures good, the descriptions clear with room sizes, preferably a floor plan? is the house on rightmove?
Is the price right!Everything that is supposed to be in heaven is already here on earth.

Price yours to sell.. tell your agent you want it sold in 28 days they should give you an honest valuation. You could try selling through informal tender???
Even if you get offers that are ridiculous you don't have to sell... but you need to sell yours first. Once you have sold you can return to the builder and negotiate accordingly... if it doesn't work out you can always pull out providing you havn't exchanged contracts.0 -

However serious you are the selling process usually takes several months, with many pitfalls on the journey - as you are just about to find out.
I don't know why you classed Gwhiz's eminently sensible advice as not advice but opinion - what else do you think advice is? Clearly, you don't want advice that does not fit in with your preconceptions.No reliance should be placed on the above! Absolutely none, do you hear?0 -

Gwhiz I agree totally on your posts. I too am amazed the number of people who think they can realistically go out and find properties/make offers with money they haven't got.
We could all find our dream homes and even make offers. They would be meaningless if we
either did not have the cash to buy outright, a firm mortgage offer for FTB or an acceptable offer on our existing property.
The rest is wishful thinking and would just waste people's time.0
