    A trained photographer friend dabbles in house photography and is a perfectionist...he's told me about occasions where he's moved the vendors car, then watered the drive to cover over the dry spot which the rain hadn't got to. He's also not afraid to move furniture/ornaments to get the room looking at its best. average 3/4 bedders he works with

    We asked our EA to retake some shots when selling our house as they were badly angled and didn't do the room justice.

    A good EA photo is one which you can't pick holes in...like we all could with OPs shots.

    No...gets too much work + money doing normal photography. he took on estate agency work when the business was small and he's now dropping the agents stuff as there's too many society events he has to cover.

    I also remember him saying a few years ago that EA work was hard to get as most EAs can't be convinced of the "spend money to make money" principle...who needs to pay for a good photographer when you have an EA with a digital camera?!

    Have to remember that with many deals the estate agents do they run a real risk of being out of pocket if the vendor decides to switch agents prior to sale. Whilst the chances of getting a sale obviously goes up if the photos are great some people/ companies can be too short sighted/ risk adverse.

  • Two comments:
    It's now World Cup season so I would expect a possible slow down as wives will have to get husbands to view houses when there's not a match on TV. (:D - that's very sexist Bob) You then get into school holiday period and it will be quieter because of that. That's all IMHO. People buy houses all year round.

    I have heard that property sales do slow down during summer - apparently summer and christmas are the worst times for getting a sale.

    Your house looks nice Phil - the paint wouldnt have put me off but neutral is what it's all about these days!

    As for estate agents photos... well you would have thought that they should get some training!! I have absolutely no photography skills and took a quick shot of the front of our house using simple digital camera and everyone says its better than the estate agents dull one! Also the aspect which sold me the house was the back garden which is not overlooked and has lovely trees behind wasn't even included in the estate agents particulars although the quite small outdated kitchen was!

    If you are thinking about selling privately online, don't just think 'free' property websites - they are the cause of many people thinking you can't sell a property online. You tend to get what you pay for and if you pay nothing, you probably won't get much in return. The worthwhile national online services all charge for good reason - expect to pay £100-£150 for the leading ones.

    Get your own for sale sign - one of the most effective means of selling - and link up your local newspaper advertising with an online advert (i.e. set up the online ad and then point people to that in your newspaper ad - then you can use a small text ad and run it more frequently with the full details available online).

    Personally I like your pictures- as a current buyer i am so sick of looking at magnolia houses!

    I like the fields out the back too, although if I were buying there, I would wonder if they were ever going to turn overnight into another development...

    At last we have the sold the old place! Took a bit of a hit on the price though to get it sold. Not to worry, at least we can now move on with our purchase.
