Time on the market

Hi,
I'm a long time reader of this forum, first time poster.
My 2 bed terrace has been on the market for 6 weeks and we've had about 20 viewings but no offers. I was just wondering... with everyone's experience of buying and selling in recent years, is 6 weeks a long time or am I just being really impatient

There are too many factors to consider many of which are dependant on your local market.
You need to speak to your estate agent and get the feedback they have received from the viewings. It could be there is a common theme which is putting people off and it may be easily fixable.All posts made are simply my own opinions and are neither professional advice nor the opinions of my employers

Agreed with the above.
The things that you have an influence over though which could be instrumental in the speed of the sale are:
1) Decorative Order
2) Price
3) How the property is presented for the viewings
Look carefully at all 3 and discuss them with your agent, asking them to give you honest feedback.

have you looked on https://www.rightmove.co.uk for "sold prices" to see what houses in your street Actually sold for, rather than what your estate agent thinks it will make ?0

The 3 houses I have sold have all received full asking price offers on the day they have gone on the market but I have intentionally timed it well as to when to sell in terms of the local market and have priced them slightly low with trying to create a blind auction situation.All posts made are simply my own opinions and are neither professional advice nor the opinions of my employers

I think in the end it all comes down to price. Might have to lower it a bit if we want a quicker sale I guess.
If anyone is interested, this is my house. Any opinions on price/value with the Weymouth market in mind would be appreciated.

Ok... never good to pass comments on other peoples homes but trying to be objective.... I personally dont think the photos are particularly great.
Pic 1 - fine
Pic 2 - room looks a little dark which is probably made worse by the dark coloured suite - personally dont like blue (I am colour blind so excuse any mistakes on colours) so if I were a potential buyer I would immediately be thinking I need to repaint the walls
Pic 3 - Cant tell what the room is supposed to be - at a guess it is the other end of the lounge/ dinner but it could just be a very small room - same thing goes for the darkness/ wall colouring. If it is supposed to be the dining room end of a lounge diner then it doesnt tell me as it isnt set up as such.
Pic 4 - garden looks very bare - makes me think I will have to do a lot of planting and looks very overlooked by the neighbour behind (ideally dont want to see other houses in the shot of your back garden)
Pic 5 - very dark and depressing picture, not sure a pylon should be the focal point for it either - the picture also doesnt tell me of what it is - is it the view from the front of the house? I assume it isnt the back given the back garden shot.
Your description states modern kitchen/ bathroom (both things that buyers who want somewhere to just move into like) but there is no photos of either. If they are tiny then it is possibly best not to have pics.

Two comments:
It's now World Cup season so I would expect a possible slow down as wives will have to get husbands to view houses when there's not a match on TV. (:D - that's very sexist Bob) You then get into school holiday period and it will be quieter because of that. That's all IMHO. People buy houses all year round.
I would like to know what the decor of the competition is like. Decorative order and presentation have already been mentioned. We can't tell from the photos how good the paintwork is, but I think (and this is a personal opinion) that the cornflower blue is a little too dark and more of a bedroom colour than a reception room colour. How many of the competition have got rid of the Artex ceilings? Is that mat in front of the patio door curled up at the corner? What was moved from the lounge for the photo? (Coffee table?) Has it been put back and is taking up too much space? (Can you tell my one fictional hero is Sherlock Holmes?) Get some friends round and ask them to be honest about the state of the place and the presentation.

I just sold a place which looks very similar to yours (except for the view of the pylon
)
Only difference was mine was neutral colours throughout. Some people cannot 'see through' the decoration.
Sold mine in 2 weeks for over the asking price.
Invest in some paint and you will sell it sooner than you think0
