I live not too far from a motorway about 500 meters just checked google maps (but three miles from the junction).

Only in the dead of night can you ever hear anything & only at the back of the house.
  • I used to live with a railway line at the back of our house and after a bit we didnt really notice the trains, having said that they were not constant and a lot of the times we would get one for a few hours.

My mates live by the m6 and you can hear the constant noise, there probably about 400 metres away and the sound when you are outside is like a constant low pitched drone, i never heard it inside the house, but the one time i was theyre, there was a big crash and i heard that from inside.

I have only ever bought two houses, but one thing i would take into account is what would other potential buyers think if im going to sell it in the future, and if its going through your mind i suspect any other buyers out there will think the same.

Is that because it's the M25 and the rest of the time all the traffic is stationary?:D

300m sounds like a fair distance to me. I reckon I used to live about 100m away from the M62. You can hear it obviously but I wouldn't say dirt was a problem, your washing wouldnt get dirty or anything - certainly not at 300m.

I had a quick look at another place today, and there was more noise from the bypass flyover there than the motorway at the first place.
    Happy chappy
  • In a flat when single or without kids then sure. With kids or a house with a garden then no. Too much pollution, even if you can get over the noise.

Remember the adage: buy the smallest property in the best development rather than the best property in the worst development.

Pollution won't be a big issue at that distance from the road.

I thought the old adage was ...
Buy the worst house on the best street not the best house on the worst street!

Polution will more of a problem on a busy main road or in a town/city centre where vehicles are often stationary, queued or travelling slowly. When I used to work in London I could never understand folks buying properties on the busy commuter routes like the A30 - but they do! Reflected in the price but that works BOTH when buying and selling.
