We live near a major A road, and barely hear it.

You do get used to things - I once lived with a railway line at the bottom of my (long) garden and after a while, I didn't hear the trains.

If you like the house, I'd go for it.

I once rented a place about 200m from the m25 and after a few weeks the noise wasn't a problem anymore. It would put me off buying so close but not if all the other boxes were ticked.
I'm proud of my advice, if others want to look I say enjoy the show!

    HI,

I live about 200 metres from the M6 In the North west.
    My experience is this -
The area that i live in is good. low crime, lovely houses, little woodland walks. I cannot see the motorway due to quite established trees between my house and the motorway. I also love my house too.
The motorway itslef also has positives and negatives. I can get to most places i want to in about 20 minutes - thats work, family, friends, nights out etc, and thats becasue I live close to the motorway and couple miles from the junction.
The motorway itself does create some noise, at first It did my head in a bit, but becasue the positives out weigh this one negative i am so happy!!!
After 9 months of living here, i rarely think about the noise.

Personally I dont feel any polution, maybe thats because the trees keep out the contaminated air.

So in answer to your question and I suppose in buying any house, theres always going to be positives and negatives, its weighing those up and making some comprimises and decisions.

What time did you view? Go back and have a listen during rush hour at boths ends of the day! Is it likely that your new road could be used by people trying to avoid the motorway traffic when it's busy? Does it have a hedge on the motorway side of the property? The make an enormous difference to the noice levels and if you have something leafy like beech, then the rustling leaves disguise the noise even more. Double glazing helps, but not much good in the summer when you want to sleep with the windows open. If I'm honest, it would really put me off, but it all depends on how much house you're getting for your money!

I live about 1 mile from a motorway but there are only a few houses and fields inbetween. I can sometimes hear the motorway faintly if the wind is blowing in the right direction. It doesn't bother me at all. As long as the price you pay reflects the motorway then you can't really go wrong. You are interested in the house so why shouldn't others be?

When I was a student many years ago I lived in a flat (mine) that I only viewed during the afternoon. Cue 5am in the morning after I moved in and the steelworks start hammering massive slabs of steel with an industrial hammer till 12pm. The flat literally shook. I even got used to that though and slept through it.

I would view at rush hour times though to check the noise isn't too bad. Also a waterfeature in the garden will distract your ears from the motorway when youre in the garden.

The price will reflect the proximity to the motorway, so if the noise doesn't bother you you will get a bargain.

However we recently viewed a house where the garden backed on to an A-road, and although we couldn't hear the noise from the house, as soon as we stepped out into the garden, it was an instant no-no. We like to be outside as much as we can in the summer, and the noise would have driven us mad.

I guess it's down to the individual as to whether you can live with it or not. I have noticed that the house we viewed has recently sold, so it obviously doesn't bother everyone.

  • We live about that distance from a four lane motorway, our village is lovely, you cannot see the motorway at all because of fencing and establised trees, in the garden you can hear the cars but they sound quite far away and would probably only notice if you consiously listening for them, can still hear the birds and the air doesn't feel dirty.
In the house you can't hear the motorway at all, I actually really like being able to get straight on the motorway to get places, we also have a quiet B road that runs parallel to the motorway so if we want to travel to the local town we can use that if motorway is busy or don't fancy driving on it.

I live about 340m (checked it on google earth) from the M60. Hardly notice it. The M60's in a cutting, banking either side, then a school field then some trees, then some other houses, the a bit of road then my house.
From the front of the house (faces towards m60) you can hear it, but it's just a background noise - a bit like rushing wind. It doesn't bother me. Cars on the A & B roads can be far noisier as they are closer.

The pollution from a motorway isn't likely to be much worse than any road really once you're 300m away.

On the plus side it makes travel a breeze and actually pushed prices up when it was completed.
  • I live really close to the M6 and on a nightitme you can hear it but it defintiely doesn't bug me, we also have a railway line over the road and you come to forget it's there and I don't even realise when trains go past anymore! x

I wouldn't move out of a flat because of previous noisy neighbours and potential future noisy neighbours into a property that close to a motorway, no. Out of the frying pan ...?
