    How far they are prepared to move will depend how quickly they want to sell.

    Year's ago I offered my house in part exchange, we were £4,000 and they refused to budge any more.

    If yours is the last house in a development you can often get good deals because they save money by shutting the sales office down, or if your near their accounting year end and they need to bumb figures up.

    Don't be surprised if they let the deal go over a small amount of money.

    Thanks for all your help guyz, I let them sweat for a day and they cam back offering us the Stamp duty, we still did not sound enthusiastic ;), so we went up the office and ended up getting full asking for ours, carpets and stamp duty included :)

    I am just thinking to my self "what if i could have got more out of them" LoL

    But we had a cracking deal IMO :)

    8 weeks to pack and sort everything out! - hope i will not be without broadband for too long :(
