Just keep your cool on the phone, although difficult try to view it as a business transaction rather than an emotional one at this stage. No harm in sounding disappointed when they came in with their offer tho. As PJD says, don't give them an answer straight away, tell them you need to discuss with your partner & will get back to them.0

Thanks jorgan!0

if you keep repeating the same thing "I am willing to offer £x .." and dont add anything else, they have no "ammunition" to come back at you with a different argument to increase your offer. And Smile !!0

Yes that's very true what clutton said ^^ - these people have usually got an answer for everything, they're just your bog standard slimey salesmen/women at the end of the day. They have a nasty habit of using your reasons against you as positives, pressuring you, hurrying you, dicating to you what you need & would be good for you. Stick firm by your guns, they'll be gutted if they lose you I reckon.0

Yes i agree, more good advice!
That's what i need to know, i don't want state my first case in which they can batter me down on.
So ignorig the incentives - carpets, stamp duty, legal fees etc, should i just go with the difference of the part ex and the house? As it stands if we get 145k, the difference will be 95k, so should i say we are prepaid to offer 90k and our house?
is that a better way of doing this?0 -
Ok, round one!
They came back with an offer today, basically of 143500
This was made up of £135000 for our house, £5000 off new house and free carpets, or £8500 off the new house.
This is about where i thought they would come in at to be honest and adding the so called extras in aswell in the first hand to make our next move more tricky!
Basically we need £145000 for our, carpets and stamp duty, for it be possible for us to move. So, we need an extra £7500 off them!
What's my next move, how should i word this (very unsure of myself with such a big decison as this), should i ask for £9000 more or if they are desperate will they accept the first offer of £7500 more?
Really need some support here guyz
Thanks0 -
Just my opinion, but I think it's time for you to look them in the eye, and tell them exactly what you want - "I need another 7.5k from you or I can't buy". And be prepared to walk away if they won't play. Don't let your emotions cause you to over-stretch yourself financially.
Good luck!

Thanks Steve, yes thats exactly what i will do, i was just wondering if there was a way for these things, like saying i want 3k more than i actually do, and they meet me at £7.5k then!
I have everything worked out in excell, even down to petrol per week and i know what our cut off point is0 -
Also do we have to pay for any Surveyors fees?0

Just one quick thing about Barretts carpets, (I had a Barrett flat once). The carpets many be the colour you want, but the quality could be poor and underlay could non-existant.
When talking to the sales guys one option could be to sound disappointed when they give their offer. Then try and say oh well, not to worry, it will just have to a Bovis home then. Then end the call by saying is it worth taking my number, just in case things change at your end.
I know these are easy things for me to say, as I am not in love with this house.
Good luck0
