Thats very true mate, it's not a time we should get our feelings get in our way.
Here's what i will do, i wait until this afternoon and ring them and say:
"Hi ******, my financial adviser just got back to me and unfortunately we can't proceed. basically for us to accept we need another £8000 off the house. To be honest this house is right at the top of our budget. If this could be done I can pop over now and sign the paperwork, otherwise, we'll put the house back on the market with ****** and go for the other house being built in the second phase of the devolpment later on in the year"

I guess their reply would be that they cannot guarantee the price later in the year and you should get this phase or risk not being able to afford any house.

The first bit sounds great, but I'm not sure you need to tell them that you'll still be buying one of theirs anyway? If they think they'll lose you completely that would give you a better bargaining position.0

Second phase builds tend to be more expensive, tell them you are going to have a look at a couple of other builders over the weekend, best negotioation tip is then to say nothing, who ever breaks the silence first is in the weakest position.
If they come back with 'what deal are they offering?' tell them that nothing has been sorted, but they are indicating a better deal that what has been offered to you in the last 24 hrs. Then say nothing & see what they come back with. They will probably agree to call you on Monday, make sure they call you, not you call them.
Also, no harm in popping into the site office on Saturday to get another set of details, to compare with the one you are going to 'see'.0 -

Yes they are saying that carpets are worth £3500
It's probablly worth that to me, to get a comapny in to do them, but to them i bet they get the whole house done for £500 with the contractors they have!

Only in an ideal world would I advise being totally honest by saying you need 7.5k. The sales negotiator will just think you actually mean 5k, because that's how he would play it. After the 7.5k you'll have to be completely stubborn. I would start at a higher point, say 9k, (& still be pretty stubborn -) with the hope at arriving at 7.5k, least then that would show them that you're willing to compromise a little / meet them halfway, & not only should they feel more comfortable about shifting their position because you have, but it's more ammunition for you -- "I really need 9k to be able to complete this deal, but i'm willing to really stretch myself & go over budget at only 7.5k".0
