I had seen and signed the contract, but never had a copy. 16 weeks bother me at the time as I honestly thought based on the other houses the house we been long sold by then.
On a good note, we have a viewing tomorrow evening. So maybe they have pulled there finger out?0 -

As an action plans goes you need to have things like when the property is going to be advertised in the property paper, can it be featured in the paper, property of the week on their web site. Agree to have one point of contact at the branch who can update you as to what is happening with regards to the marketing of your property. Get that person to call you once/twice a week to update you.
Do not push for or accept something like 'we will get you 4 viewings a week.' If the agent is struggling to get viewing now, they won't be able to produce four 'real' viewings.
As for terminating their contract after the end of 16 weeks, make sure it isn't subject to a period of 14 days notice after the 16 weeks has finished.0 -

Presumably a 'real' viewing is when you actually get a potential buyer looking at the house, and a 'fake' viewing is when the EA sends their mate or some homeless guy they found in the street to look around and pretend they're interested.
Sales around here either seem to happen within a few weeks of the house going on the market or linger forever, and there's no obvious explanation of the difference. I suspect some people run into motivated buyers, the others have to wait and hope: with prices as high as they are today, there can't be a huge supply of people looking to buy, and if there aren't enough buyers the EAs can't do much to produce more.0 -

Yes, I think I am going to pay to get out and go with someone else. To get out is £100, might not be right or money I want to give but it is in the contract. I think I have alot to gain by trying another EA.
The EA are 100% on they are doing everything they can, and are pushing our house, but I am just not getting that feeling on my end, and thats what its all about, customer satisfaction.
Did just have a viewing tonight, but I dont believe one viewing is a reason to stay.
Its all a learning experiance, I know now to not sign up for a long contract, not money to get out early, and to get a better commision rate. So I guess I have gained something.0 -
I agree, if that is the only way it isn't that much when you are selling a house just another of the many costs!! I hope you can find one that will work hard for you though.:T
