I used to take the view that if you bought your house for X and were able to sell it for X all well and good,
and that any improvements you made to the house made it more likely to sell, but not necessarily more valuable.
If you bought a kitchen for 20K unfitted, left it in its boxes, and then tried to sell it some time later for 20K, you'd probably be left disappointed yeah?
Someone making an offer on said kitchen would do so at a discount because they may have differing ideas on what they'd get for 20K.

As a precis to what I've seen from 2006-2009 nobody made any money, not even the pros. Obviously the programme is a small slice of what's going on, but most HutH people did make shedloads, just not in Margate.0 -
The market was pretty slow in 2004. She bought a run down bungalow. She and her husband would be pretty stupid to have overpaid.
I think that we have all agreed they were pretty stupid already (can't see any arguement or evidence suggesting otherwise).
As for developing you only have to watch PL to see even the extravagante developer espically back then had little problem making their money back.
The majority of (individual) development back then mainly relied upon rising prices, if you take that out of the equation and analyse most projects I think you would find that only a small percentage added 'real value'. As i said this looks like a classic case of overdevelopment. I am a chartered surveyor and I still got local estate agents in to advise on what buyers were looking for in our town. To ensure that I wasn't planning an over development in terms of the property itself, the street value and the value that certain improvements/extensions add compared to their cost.

Thanks, but it would be our home, zero interest in making money, just looking for a place for us to live and enjoy the summer that's all. Only what I saw on The Apprentice last year, when both teams were given the task of trying to rebrand Margate for tourism. Ah yes, the same Apprentice shower were seen trying to flog a Cat box to the pet shop in my village.
They came out, unsuccessful in their quest saying "well, they don't have the money oop north to appreciate things like this".
On the other hand, Roland, the pet shop owner was more forthright.
"It's 7 quid, ...for a cardboard box painted like a bus! The cat won't know it's a bus?"

You're actually wrong as the aquatic appliance was cost neutral. We simply borrowed £2,000 against the mortgage to purchase it, but I believe that the value of our smartpad increased by exactly the same amount once we'd had installed. Simple when you know how.
By the way, goldfish bowls are for renters, single mums and Kosovans.0
