I'm not sure anyone here has suggested they can.0 -
If the buyer has bought the property complete with carpet(s), is there something that specifies the buyer's deposit covers the carpets and the mortgage doesn't ?0

This is not the solicitor "usually" holding money back. This is a specific agreement in a particular transaction. Unless such retention is pre-arranged, the solicitor will not and cannot hold funds back for the buyer to check all is in order.
stating the obvious
In my experience the retention sum is agreed in advance just in case 'things' may go wrong, and not for specific items. It maybe that something was left damaged by accident or whatever.0 -

If the OP asks a question and I want to agree with previous advice, then I'll reinforce it whilst appreciating that the comment wasn't originally made by me. I consider it to be polite.
No offence caused though, I like you abrasive.
aye, no worries love :beer:0 -

It's already been said, but Caveat Emptor. It's a buyer's responsibilty to check that everything is the way they want it before they buy, or they must negotiate accordinglyy. The OP's buyer should have paid for a carpet cleaner, not a solicitors letter!
Didn't anyone tell him that houses generally come second-hand?
We had £500 retained from sellers of our flat, in case of increased service charge. They hold the money for a period of time and if it used then they return it back to the sellers. You will allways be told of this tho.I love this site :beer:0 -
if they only paid for a basic valuation - its their look out
we have only got a basic valuation for house we buying because with new baby we sort of on the bones
but no way would i contact the sellers a month down the line if we find anything wrong
i bought a house a few years ago and the bedroom carpet had oil foot prints all over it.
the sellers were still downstairs packing up some stuff - they were mortified about it
we found a pool of oil in the removal van and took it up with them
in the end we got a new carpet from the removal co., but at no time did i expect the sellers to pay up
as for crack about a solicitor holding my money incase anything was wrong - i would be kicking right off
if the contract states i get my money on the day of completion - i want my money !!!! :eek:0 -
Hi all well thanks for all the advice, as for the muddy foot prints on carpet i hoover the house before we left, washed floors cleaned out toilets, baths, kitchen cupboards everything basically, but the carpets needed a brush off with a broom but mine had been packed and was 100miles away, once this was done there would be no marks left, as for the window, it was broken when we brought the house 6 1/2 years ago and we never got round to replacing it so it was there to be seen by all, we never tried to hide it and its one big crack that goes from one side to the other, its not missable, and as for money being held back there was none help back that i know of as we have had our cheque, but if theres more to come what a winner lol.0
