I've just been really cheeky and asked two friends of mine to go into the estate agents and request details for houses in the town in the price range of our house and also asked if they would make phone calls too...to see if they are handing out our details.
It has been in the local paper once but not since, so perhaps I could push for this to be done next week.
I'm going to pop into the estate agents this afternoon and request the details you mentioned as well as seeing if the photo is in the window.
I have just checked up on right move and the photo doesnt really do the house must justice (theres a car on the roadway just outside our house in the photo and it was taken on a really overcast day). I'm thinking if I take some photos later (when the sun is supposed to come out it would probably look better, so I'm going to try that. If so I could email the photo to the ea and request that one to be used.

If you are desperate sell, your only option is to drop the asking price to one which has potential buyers biting your hand off.
"Offers over" ... then put in a ridiculously low price. The important thing here is that the low price will attract the potential buyers, but the "offers over" tells them that you want more than you've stated.
When people say they are desparate, they often don't mean that. They still want to sell at the top end of the range and advertising at that price will limit the number of people prepared to view.

You need to be careful about too silly an offers over price. We have found that happens sometimes here in Scotland and they get hundreds of viewers (in some cases LITERALLY hundreds). You get lots of disappointed people viewing (like ourselves) who find that the house has clearly been undervalued (often the vendors admit this themselves). You may not actually get an offer at a sensible level after all the hard work of showing an endless stream of viewers around.

there's desperate to sell and desperate to sell. Not sure what figures it's based on but £2k off isn't that much to make someone think it's a serious price reduction IMO. If people aren't viewing let alone offering then the price needs rethinking. If you get hundreds through the door, then at least it may turn into offers, which if time is of the essence you have little choice in the matter0

Note: if you have a SOLE AGENCY contract and sell privately, you *won't* in fact owe your agent any commission...
Selling a property online (privately) is extremely viable and cost-effective now - if you choose your service carefully. Freebie sites are all very well, you may get lucky with one of these, but if you are serious about selling, consider the more professional fee-charging services.
There is quite a difference between what you get from a free service as opposed to buying a proper paid-for advertising package. Too often you hear people moaning that the internet didn't work for them, but when you delve further, it seems they paid nothing and got.... well, ... what you would expect really.0 -

Sally if the price is right any property will immediately sell. Someone I know sold an average flat in 4 hours the other day yet neighbours have not sold. They wanted to attract the most able and quick buyers so priced it to sell.
Beware, many buyers will assert that they are in a good position. This is rarely the case. Cash buyer means cash in the Bank with a letter from the Bank confirming the sum of £x is immediately available and not subject to any time / notice constraints. A lot of people call themsalves cash buyers because they have nonthing to sell, yet they do require a mortgage. They are not cash buyers.
Also I recently bought a place with no legal process, just a simply land search and registry. A legal process isnt a necesity but to forgoe this the price has to be attractive to an investor.0 -

Hi Sally
My friend sold her place last weekend after she had the agent arrange an Open Day. She did drop the price as low as she could then she had the agent arrange quite a few viewings all for that Saturday afternoon. She emailed everyone she knew as well to tell them about the open day and the agent worked really hard to get people in.
She blitzed the house in true House Doctor style and stayed with the agent for the afternoon and sold it that evening.
I know she was lucky and I know that doesn't work for everyone (or we'd all be doing it!) but it is an option to put to your agent.The smallest deed is greater than the grandest intention ~ Anonymous0 -
Our local paper has a house of the week, which has almost a half page devoted to it, showing photo(s), detailed description including local amenities, schools etc. Might be worth finding out the cost to do something like this yourself, depending on your agent(s) maybe they could help meet the cost. I have also seen incentives like stamp duty paid. Wishing you good luck0
