desperate to sell house..please help

Hi,

I would welcome any ideas that you may have on my situation:

A little bit of background..

My father is buying a bungalow (with his girlfriend...well lady lol they are both in their 70's) but he has to sell his house in 4 weeks or he will lose it. (he needs a bungalow and this is the perfect place for him, all the other places he looked at were too far out of town, too small, away from family, not anywhere to take his dog for a walk, no parking etc.)

Well we would love to buy my fathers house ...both for sentimental reasons (he would really like us to have it too rather than go to strangers..hes been living in there for over 40 years ) and also for practical reasons ...it has a drive enough for our 3 cars (ours has only enough room for one)..a large south facing garden (enough for my husband to put another workshop in for his job related equipment..hes self employed). It has also just had a new bathroom and kitchen ....which saves my oh doing in ours which hes in big favour of lol ;). We also don't wish to move away from the area we live in as everything is so convenient..schools, parks, town etc. The difference in price he would sell it to us for is only £15,000 which isnt much at all.


We have had our house up for sale and the only people who are interested couldn't afford it or havent sold :(

In desperation we looked into renting our house out but we think the budget would be just too tight to do this, :(

Because the time is nearly up my father and girl friend have decided he has to put his house on the market :( or they will lose the bungalow. It is now up for sale and i feel so upset that their house may sell before we sell ours.:eek:

Is there anyway I can market the house myself? I don't care if the estate agents still want their fee as I'm still tied in with them. I just want to sell our house as quick as I can.

The estate agent knows that if I don't sell my house to buy my fathers that I'll be taking it off the market, so they'd lose a sell so I was hoping they'd really push it.

I think it makes it worse that my father only lives 200 metres away from me so I'd be here while new people moved in to his house...which I think is going to be so upsetting.

Any Ideas would really be appreciated?

    There are a number of places on the internet you can advertise your house, some of them for free. This is a good (free) one I'm using:

    I meant they will lose the bungalow they wish to buy....... that is why they are unable to give me more time to sell my house and they've had to put my fathers house on the market.:(

    Also, have you actually looked at why your house is not selling? Is it overpriced? Does it need work? Might the decoration be putting people off? Do you have a large dog?! You can check what other houses on your road have sold for over the last year at https://www.houseprices.co.uk

    xela...Thank you for taking the time to post....it looks as if the house is marketed at the right price going by others in the area, thanks for that link. The decoration isnt fantastic (my hubby is a painter and decorator lol so leaves our house till last)
    By the advice from the different tv programmes on selling houses we have ....got rid of any evidence of a dog, i.e. dog bed and bowls disappear into boot of car lol (and my daughters take her out when we have a viewing)...I've removed loads of clutter, boxed and put in loft..cleaned windows..planted hanging baskets, planters etc, removed photos from the dresser, even getting rid of pieces of furniture into my sisters garage to make the place look bigger, getting my son to park his car at my fathers so the drive/roadway loooks clear lol etc. I don't recognise the place lol.
    We have had interest but only from people who havent sold as yet :( But we just don't have time for them to sell :( and also three viewings from someone who couldnt afford it in the end, so the interest does seem to be there...but just not the right interest :(

    Thanks Sean, I have just lowered by £2,000 off the original asking price...after already pricing the propety at the lowest range for a quick sale :(

    Poor you, sounds like you are doing everything you can. What about the EAs? Are the marketing it correctly? Is the house on rightmove and if so, are its pictures showing it in the best light? Is it advertised in the local paper? Is it the EA's window? Ask them for a report of how many people have requested your details since it has been on the market and how many people have viewed it on rightmove. Are they really pushing the house? Do they mention it to everyone who registers with them? Do they send the details out to new registees, even if not requested specifically? All this can make a difference.
