Coach houses: cost effective detached house or pokey flat over some garages?

I've been looking around to see what's out there and have noticed a fair few coach houses for sale for reasonable money.

The idea of having a detached 1 bed flat with garage and often garden appeals to me. They look like a cost effective way of achieving what I want.
On the other hand, they could be regarded as overpriced 1 bed flats packed in above garages.

Does anyone have any experience or opinions?

  • An opinion here: freehold is always better than leasehold and one-bedroomed flats are not as easy to sell as flats with more than one
  • they always seem good value, but all you need is someone with an old motorbike or car who tinkers with it in their garage all weekend revving the engine.. that noise would actually drive me mad.. i cant stand the sound of cars ticking over either... why don't you just TURN IT OFF whilst you are waiting... grrr!

    YOu have to be careful with flying freeholds on some coach houses. I'm imagining them as a flat above a driveway, the ones I've seen look like that.

    Just one garage or others too?

    Can't imagine it's much fun on some of these new build estates as the space they leave round these buildings is just right for playing football, hanging out etc.

    Nothing startling that I hadn't thought of.

    Most that I've seen have 3 garages underneath and the flat has one of the garages. I did see one really measly case where the flat was over 3 garages and didn't have one of its own.

    Door slamming noise would be no worse than what I have living by the front door of a block of flats at the moment.

    I think the worst thing would be if someone used their garage for noisy angle grinding work every day. Most people use garages for storage though, not car parking.

    I know the style you mean. I looked at a house that had one of the garages under the coach house, basically there was a nominal ground rent for the lease as the coach house was the free holder. there is usually no electricity in the other garges and there is usually clauses that prevent anything "anti social" such as repairing cars and as you are the freeholder any breach of the lease could mean you could go to court and they would forfit it.

    Personally I thought they seemed like a good compromise.
