    Agreed! It's nothing to do with the Data Protection Act!

    The reason that a lot of agents won't disclose an offer to another party is down to the rules laid down by the reposession company. The rules are varied and some are just ridiculous, especially as the offer is going to be advertised on a 7 day notice. I don't agree with it but unfortunately you are at the mercy of the reposession company. IMHO Savills are the worst offenders!
    My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say ;)

    why do you need to 'let them down gently' just ring them up and say you're withdrawing your offer. it doesn't really make much difference what you say to them, they will still view you as potential timewasters if you try to buy through them in the future. might as well just tell them the truth that you've found a better property, after all i think you'd find that they wouldn't be letting you down gently if they suddenly find a better buyer.

    Thanks to chewmylegoff and princess - the situation has not yet happened, we are waiting to hear re the 2nd property, it's just too much money not to check out another property that came up at the last minute and has no chain at all, for less cash. And as you say - vendors would have no hesitation doing it to us, in fact I believe on the 2nd property we're being put up against other buyers as I type.

    Now that does surprise me! The repo companies that I deal with won't even accept an offer until it's been advertised in the local press under the 7 days notice :confused: We even have to send proof of the advert!

    Ours are very varied, some are 14 days notice, some are 7 days, some don't need advertising at all. Utterly baffling lol

    Depending on percentages, could it be that the more expensive one was sold for 100% ownership? Or maybe you're just better at negotiating!

    Hi hope i explain this right! ours was valued as a whole house as such..our £153k is not a % of it that's for the whole house..our mortgage is for just over £60k as we have purchased 40% at the mo..does that make a difference? what im saying is if we have a valuation on ours done is it likely to be around that figure or less as it is S/O? something doesnt add up as thats a rough £26k difference!

    I take it you don't deal with Lloyds TSB or Halifax then because they definately don't!

    :confused:don't know then! At least you didn't pay the higher price for yours anyway.

    Agreed missmotivation, they do make their own rules up! And then there's the reams and reams of paperwork...all for a 1% fee.

    Why are you encouraging sellers to inflate their prices to levels seen before the price crash?

    And why have I never met an estate agent that has not lied to me, or done anything that isn't in their interest rather than the seller or buyer?

    If I ever meet an honest estate agent I'll do a Kirsty Allsop.

    im afraid i must agree every last one lies and now with the internet making us more imformrd their lies are truly comfirmed not one good one have i dealt with
