Hi Hamish,
Can you just explain why 10% YoY increases are a good thing? I can't see which part of society benefit.
The young who are looking to buy certainly don't benefit.
People that own a house, but are looking to move to sth bigger don't appear to benefit.
Even those that are looking to downsize surely can't, as a whole, view this to be good news cos they will have children / grandchildren who lose out as a result.
BTL investors will of course benefit, but again, their children, or their children's children will lose out.
Perhaps home owners or BTLers with no children (and no intention to have children) are the only ones who can really claim to win.
I must be missing sth, cos I can't see that ppl would be that selfish...
It's a good thing because- Banks won't make losses
- Stability in the Financial Sector will mean that less people will lose their jobs
- People who own a home won't have a negative LTV and will be able to get a decent interest rate
- Builders won't make losses on their land banks
- Builders are more likely to build much needed housing in a rising market
- There will be more jobs for construction workers
- Stability will mean that the Stock Market rises
- Rises in the Stock market will eliminate pension deficits

I suspect one day you will realise that anecdotal evidence is the most valuable tool when it comes to timing regarding buying or sell.
Mmm not sure on that. Or I would never have purchased with the discount I got, or have the mortgage I have.
The market is the best indicator and how you see that going.
