Idiot Surveyor has cost me my sale

  • Thanks Fire Fox but complaining to RICS isn't going to bring my buyers back.

    !

It may be the survey said evidence of previous woodworm and they have taken it out of context.

But there is a good possibility you may get the same surveyor again or another who "get's it wrong" so it would be worth your while getting something to prove there are no woodworm for the next buyers piece of mind to prevent it happening again.

Sadly more nervous/novice buyers are easily put of a house purchase as they seem to think a homebuyers report will tell them how wonderful their home is not how many problems it's got!

    Good luck.
    Offer accepted - 4th July :D Own sale completed - 5th September
    Finally exchanged - 30th October :j:T:j
    Completing on Friday 13th! :rotfl:

An idiot surveyor came round to my house, pointed at me and said "There's one!"

    I don't get it

Most surveys are written in non-commital language using words like "might" "maybe" "perhaps" "further inspection". It is almost certain he would have raised issues without stating them categorically.

I sympathise in as much as we had one survey from someone used to surveying in a suburban area who convinced our buyer that the place was falling down. The next buyer used a local surveyor who was used to the reality of Victorian terraces, and gave a glowing report.

But in reality the first was only pointing out potential problems for that type of house. The second knew those problems had been dealt with as much as realistically possible.
    Been away for a while.

True - another point the Surveyor stated was the loft insulation doesn't meet current building regulations - come on who renews their loft insulation to keep up with current building regs?!

Sounds like your buyer had the same surveyor as my first lot - I lost the sale due to nearly the same reasons as yours, so I understand completely the annoyance and frustration you are feeling. hopefully you will get another buyer soon.

I lost a buyer once because his surveyor claimed the house had an abnormally large purlin...

Anyone who was unhappy at the effect on their finances of a 50% rise in energy prices coupled with the last cold winter? Quite a lot of people if Moneysavingexpert is anything to go by! :p

  • ? I don't want anything it was a discussion point based on my experience related to House Buying, Renting & Selling and a bit of a vent !

And that's what this forum is here for! I've vented, shared frustrations and successes all through the process of purchaing for the first time, it's been really useful. Not sure why you are getting it in the neck on here, it does sound as if someone has mucked up somewhere...

I'm sorry you lost your buyers. I'm sure it will work out in the end - you'll find new buyers and you'll be armed and ready with your evidence! ;)

Slightly different, but my previous flat had an agent that did the managing for us leaseholders and they insisted we needed we needed a health & safety survey of the common parts.

Survey described the property containing 16 flats and 29 residents, talked about the fire escapes, blah blah blah.

Our company secretary, on reading the 'survey' e-mailed the managing agents asking them to supply the names of the leaseholders of the 12 flats (there were only four flats in the house ) as they must be due to receive backdated service charge demands. Believe it or not, we were still charged for that 'survey'.
  • Well, my parents lost their sale because the surveyor decided it needed 'essential' work like a modern kitchen. Not sure the house would fall down unless new cupboards were fitted....
