Thanks GDB2222 as above I can categorically say from 2 solid years of surveying property crawling about in a boiler suit looking for woodworm its not me who's wrong.
Surveyors are not infalliable you know - look at the other examples I have given from his same Survey.
When I sued the Alliance and Leicester Surveyor a few years ago I had a letter from them stating categorically they had inspected a particular area of the property in question, the Surveyor remembered it quote 'vividly and specifically' and there were no problems. 4 years on with the Court date set they produced a letter saying the Surveyor could not get access to the area in question at the time as the doorway had been bricked up (!) at the time of inspection so they were not liable. When I got a court order to release the Surveyors site notes they had been changed (you could see the scribbling out and re - writing, no wonder I had to get a Court Order to get them released) to say there were all sorts of problems with the property - none of which were on my typed copy0 -

Surveyor also said there are cracked window panes - there aren't
Airbrick in Lounge has been blocked up - it hasn't and I showed her that last night.
Gas boiler has not been serviced for a long time - I showed Surveyor the service from 08!
I agreed with the buyers it would be serviced before they took posession.
The report ran to 35 pages apparently but the EA has told me there was no retainer put on the buyers mortgage. The buyers had 'forgotten' to bring the report with them last night when they came round to discuss it (they asked for the meeting with me but didn't bring the survey!) - I suspect because the valuation is not lower than they had agreed to pay!
You don't have the right to see the survey as you did not pay for it. Perhaps the buyers are looking for an excuse to pull out. Perhaps the surveyor has got two houses mixed up and transposed the details. Have you contacted RICS to make a formal complaint?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

No - I haven't because obviously I have a vested intrest in my property getting a good survey result and thats what the Surveyor will say.
I have accepted the buyer has gone and I've got to start marketing the property again. Its more the point that some of the Survey comments are clearly wrong that's annoyed me.0 -

But you haven't seen the survey so you don't presently have grounds for complaint. If the survey is inaccurate then you have cause to complain to RICS: I would say woodworm or not is more subjective (the surveyor can say he saw sawdust on the day) than whether there are cracked windows or when the boiler was last serviced.Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0 -

Thanks Fire Fox but complaining to RICS isn't going to bring my buyers back.
Again over the years of buying / selling I have complained in the past - I once had a valuation survey and a full structural on the same property that both totally contradicted each other.
The valuer said I shouldn't question his professional judgement and he was right, the Structural S said I shouldn't question his professional judgement and he was right!!
I showed the buyers last night about the boiler / airbrick / windows etc etc and they have still pulled out.
I haven't found anything to buy so not a problem on that front other than a few hundred £ lost to my Solicitor and I'm going to have to keep the house tidy again for the viewings !0 -
