  • I agree with all the other posts.
    I happened to click on the 'back to property listings' button on rightmove and and it appears that there is another property on the market in the same road. Both houses are well presented, however the other appears to be quite spacious and has an additional bedroom....and is £10k cheaper. I dont know the area and don't know what your property is worth but that's definately something to think about if you are looking to sell soon. People may be put off and not see your house as value for money if your competition is lower in price.
    Personally, i prefer the look of your house.

    OK from the outside it looks ok but the living room looks a little compact with the current layout of the furniture, is it possible to move th sofa back slightly to make it look like there is more room?

    The kitchen looks a bit long and thin which could put off some people however it does look like its done to a decent standard. As others have said the paint is a bit dark and maybe a lighter shade would make it look bigger and brighter.

    I think the dining room looks really nice with the wood floor and matching furniture. The picture of the room with the keyboard in doesn't look good at all as its slightly blurred and with all the clutter makes it look like a dumping ground rather than a useable space.

    The garden could definately do with a spruce up - giving the patio a de-weed would be a good start as the couple of weeds popping up look unsightly. With regards to the furniture if its not possible to replace them then giving them a coat of varnish would make them look new and shiney and a million times better looking.

    The teddy photo does the house no justice as it makes the landing area look tiny like a dolls house. The bathroom photo is ok but not brilliant. The bedroom photo is ok but why not a pic of the 2nd bedroom?

    All in all its very close but does need one or two touches to bring it totally up to scratch.

  • definitely agree with needing a floorplan, we've been househunting recently and it's much easier (IMHO) to visualise the layout with a floorplan.

    The photo of the room with the guitars is blurred, and to be honest I would move all the musical instruments out of that room, as someone else said, it looks like a dumping ground. Maybe set it up to look like a study, I notice there is something that looks like a printer blocking one of the units in your living room, maybe move it to that other room.

    While you are at it I would move the guitar & any other unnecessary stuff from the living room, push the sofa right back to make it look more spacious.

    In the kitchen I would move as much stuff off the worktops as possible, especially the bits that are on top of the oven, makes it look like you have a lack of storage.

    Bathroom, again, tidy away all the toiletries, and is there no mirror above the sink? seems a bit odd. could you attach one to the door of the wall unit?

    The teddy is a bit scary.

    These all all just litle nit-picking issues, overall it looks like a really nice house, good luck!

  • I think the only things I would change would be the teddy and the toiletries in the bathroom. everything else could easily be changed by new owners.

    I personally love the kitchen, wouldnt have been a colour Id have chosen myself, but am quite tempted now!! :)
    finally debt free and want to keep it that way!!

    Sitting room: open the curtains properly as I bet it's a lovely light room; the TV is blocking the window and the sofa is blocking the door: can you put the TV on top of one of the storage units and lose the TV unit and coffee table for now? Can you put part of the sofa into storage temporarily as it's far too big for the room?

    Kitchen: nicely presented but can you pack the microwave away until you sell? There seems to be no worktop space. Dining room, bedroom and garden lovely. Bathroom cluttered, can you put some toiletries in the bedroom for now? Pack teddy away! Why two pictures of so many rooms/ areas??

    I actually rather like the deep colour in the kitchen, but I seem to be in the minority. :rolleyes: It's not a huge job to repaint, even if it takes several coats - it wouldn't put me off if I didn't like it.

    One cheap suggestion I have is to prune the hedge at the front. It looks untidy, and if I was doing drive-bys on several properties it might put me off viewing.

    I think it's great you have such a nice big yard, I love the quirkiness of it too, with the fireplace there to use as a shelf.

    If I was a first time buyer I'd definitely take a look. But I do have to join the folks who found the teddy a bit spooky! :eek:

    We just offered on a semi with a bedroom a smaller size to your dressing room/study (measurement is 7' by 6'11, yours is given as 6'3 by 8'10) and that's being marketed as a 3 bedroom house. It's big enough to get a single bed in, as is yours. I wonder if it might be worth marketing as a 3 bed, and saying the 3rd bedroom is currently used as a study? Good size for a nursery too, but big enough to take a "proper grown up bed" when baby big enough for one. What's the local primary school like? Just a thought.

    I would take the TV out of the window too.
    Take the rungs in the living room up to, the light carpet will make the room look bigger.

    Think about painting your kitchen in a light cream.

    Ditch the teddy photo & get a better stairs picture.

    Try & lighten & de-clutter the bathroom. Can you take that shower curtain down? Or swap it for a white one - you can get them really cheap.
    Take the toiletry thing down & maybe the blinds too.

    Its attractive from the outside too, which is always a plus.

    I'm sure the guitarist of the family is proud of the acoustic guitar and the two Stratocasters, but do they tell the viewer anything at all about the house?

    Remove the metal trivet, take the washing-up bowl out of the sink, remove the wooden things from the cooker hob, and take the dish towels off the cupboard handle.

    Are those weeds growing between the patio slabs? Why weren't they removed, when the rest of the patio looks very presentable?

    Picture 6 - remove guitar, empty bottle behind sofa, and printer from coffee table.

    Music room - picture is fuzzy, probably due to low light and long exposure - use the flash, and take the guitars out of the photo.

    The teddy at the top of the stairs looks as though he's guarding something, or more importantly, hiding something.

    Clear ALL the toiletries, cleaning products etc away from the bath and the basin.

    That's my starter for 10.
  • I may be in a minority of one here, but here goes ....

    I don't think you need to redecorate at all. Most buyers will have their own plans for decoration - you can't second-guess what your buyers will want and you can't please all the people, so just leave "as is".

    Garden - I love the fireplace. Wonder if you can get an architectural plant to place in the centre? A bit of green against the white background would be great. Personally, I wouldn't bother to clean the flags too much. Weathered is good IMO rather than "B&Q new". Weed in between the cracks though and a coat of linseed oil worked in with wire wool would make the world of difference to your furniture.

    Finally, I would declutter some more. Move the guitar from the lounge and is that a printer on the side table? Move that too. And the second teddy in the dining room ;) A large vase of fresh flowers on the dining table would offset the wood, too.

    Agree with the declutter bathroom comment - strangely, I find a completely clear sink more appealing, but perhaps that's just a personal thing.

    It's a lovely house though. I'd buy it if I were looking in that area :)
