    Nicely presented, although Teddy doesn't seem appropriate. Would have prefered a better view of the landing.

    I agree with bryanb. Theres also no mention of parking - how far to walk to your car?

  • On the whole it is nicely presented, but you might want to lighten the walls to make the rooms appear bigger, ditto the kitchen.
    Maybe lose the bits and pieces in the bathroom.

    Have you considered cleaning the flags and having white garden furniture, it always looks brighter and more tempting.

    Neutralise as much as possible, light always seems bigger, having said all that though, it's a nice house and clean and tidy.

    I always prefer a floorplan but that said there's enough info to make me want to view it.
    A floorplan would help understand the relationship between the hallway (which apparently does not contain the stairs as they are not mentioned!) and the rest of the downstairs. I assume you had part of it knocked down to make the lounge bigger but at the cost of stepping straight in from the street.
    also struggling to visualise the study - photo 8 appears to show 2 doors so it is just an enclosed corridor between the 2 bedrooms? I 've seen some 4 bedroom houses whose 4th room is about that size, why can't you call it a 3rd bedroom?
    Teddy nicely redresses the image that the house, although looking in great order, appears to be occupied by session guitarists/musicians ;)

    Looks great in general!

    I’d paint out the burgundy in the kitchen to lighten it up. Dare I say Magnolia?

    The paving would be improved by pressure washing. It really is amazing how much better it looks afterwards. Ask friends/neighbours. Pressure washers are surprisingly common now, and you’ll only need one for an hour.

    I find the huge teddy a bit spooky, a bit OTT. Obviously he/she is leaving with you, but somebody could feel uncomfortable with it. I once knew somebody who was scared of balloons for example!

    Overall, I wouldn’t rush to work on it though. Good luck!

    what is the fire surround on the wall in the courtyard for? it's weird ...

    I think you need a better explanation of the study or a floorplan - I see in the pic that it has 2 doors, is it really a corridor or is it a useable room?

    Other than that it's a really nicely presented house, priced right & it should be popular for anyone wanting to live in that area (I was at uni in Leicester - I know the area!) :)

  • I love it also and would definately view. I agree somewhat with lightening the walls as the old terraces can seem dark.

    It looks a good buy. If it fitted my spec, it looks worth viewing.

    Mostly the issues commented upon are superficial.

    I don't like Ted either, but he wouldn't deter me from viewing - he might however lead me to have preconceptions about you. Can you live with that?

    Pressure wash the patio, yes.

    Change the kitchen colour? No. I wouldn't have chosen that colour, but as buyer I would think I could change it. But as seller, if you do try to change it, it is such a strong colour that you will have a lot of work to paint it without it showing through. If you are selling, your heart is no longer in it, leave somewhere for the next people to put their stamp. Mrs DVardysShadow and I have actually rejected a house for having absolutely nothing left to do.

    Thank you for taking the time to look and your comments.

    Must say that the Teddy is coming with us, its something my hubby got me years ago at a charity event.

    The comments about floor plans are valid and I will ask about these.

    I can't do any re-decorating as just don't have the spare cash but taken onboard.
