If you bought a whole house for £106k in 2007, then i'm guessing the house is in a really rough area. Areas like this saw a ridiculous rise in prices due tot eh BTL market snapping them up, and they are the areas that will see the biggest falls as they're still undesirable.
At the price paid at the height of the boom, the rental income in these bad areas is highly unlikely to cover the mortgage as house price does not affect desirability. When you can get a house in a nice area for a little more than in a really bad one, especially when it's a renters market, who is going to choose to live in a slum?
I think prices in this bracket will see the biggest adjustment to mean value over the course of this crashI'll have some cheese please, bob.0 -

My house is lower in value than 2007. I believe this is because my neighbour doesn't cut their lawn often enough, thus devaluing properties in the whole of Kent.

I bought my house in 2007 for 106 thou, according to the survey it was "in a state of disrepair", but I liked it and has a good size garden. I've had all the windows/doors replaced with double glazing, loft insulated, new boiler and new electric circuit board, the previous one was dangerous. Some houses are full sale in my road and they have all bought there prices down. One has gone on the market for £80 thou and another which is nice and has been decorated nice with a conservertory has bought the price down to 97 thou.
