Some surprises on second viewing!

Hello all.
We had an offer accepted 3 weeks ago. We asked for another viewing after offer accepted as our first viewing was short as a result of agent being 15 minutes late and tenants in house politely asking us to leave as it was the children's tea time- fair enough!
On second viewing agent forgot to turn up. We rang and a harassed woman who said she was 'supposed to be going home' turned up after 15 minutes and gave us a very curt, 'hurry up' kind of viewing.
The ''quite new' (EA speak)boiler which had been working on our first viewing as heating was on full blast has now created a mini flood in the empty kitchen and the house smelt strongly of urine- great!!
Sorry if this is a total novice type question but what should we do next!? We thought the boiler was fine -it obviously isn't and can we expect the vendor to have the carpets cleaned- or am I expecting too much? Would be glad to hear your points of view.

I'd really now hassle the EA into doing their job - ie give you the chance for a proper viewing with the proviso that if it doesn't satisfy you then you're pulling out.
Oh and get a Corgi engineer to check the boiler!"I'm ready for my close-up Mr. DeMille...."0 -
Thank you- it's not that we want to pull out- we are still keen to buy but we are first time buyers and buying a new boiler and ripping out urine soaked carpets is expensive and not what we anticipating on first viewing!0

In my ideal world i would have two or more viewings before offering. However, in the area we are buying houses sell the day or one or two days after they go on the market. It has been like this since we began looking in January. We have missed out many times because we struggle to get to weekday viewings as we don't get home til after 6:30pm. Our offer was subject to survey AND to being happy with our second viewing.0

I guess you made your offer quick after a rushed viewing as you have fallen in love with the house and dont want to miss out?
The EA has certainly bungled two viewings, and I would be tempted to call them one more time, say you are interested in the house, but as you have not been able to have a proper viewing, you are willing to try one more time, as you have other places you may consider.
I would also be tempted to find out who the vendor is, and tell them how useless his Ea are!
If they turn up late, I would not go in and do a rushed viewing, but tell them to arrange another and turn up on time next time!
The tennant sounds reasonable (asking you to leave at meal time, thats fine, not her fault the EA turned up late) but remember sometimes a tennant may not be totally happy that their landlord has decided to sell the house they are living in, and may want to 'scupper' sales. Not saying the urine smell was intentional, but is something to consider.
A valuation will only give a general idea of the boiler condition and age, you would indeed need a corgi guy to look at it, if you had any concerns.
Are you sure the water was coming from the boiler, not a spilt drink or condensation nearby? If its leaking I would have thought the tennant would want it repairing anyway!
Remember though, that just because the EA are useless, and the tennants baby has wee'd on the floor, it doesnt mean its not the right house for you, it may even give you an advantage if it puts others off!0 -
Thanks for that- i wasn't clear I think. The house is now empty- the tenant left on the 30th.
The boiler is definitely leaking. The tenant had placed a plastic tub underneath which had collectede the drips and overflowed.
We are having a full buildings survey this week and will get a heating engineer in too.
You are right- we did rush. Hindsight is a wonderful thing!
I think I'll ring the agent and ask for a 'proper' viewing. They are sick of us but frankly I'm sick of them too.0
