    Well if the tennant has gone, then you will not be annoying them by viewing again. The EA has a cheek being fedup with you, Its them who have made a mess of the first two viewings cheeky monkeys!!

    Do another view, take your time, take a pad and pen, ponder, write stuff down, ask questions, measure windows etc. Then if the survey and boiler inspection come back with issues, these can be used to negotiate the price a little.

    Be quite clear with the corgi guy though as to exactly whats wrong with the boiler and research this on the net....he may say it needs replacing, but maybe hes hoping he gets the job to do it!! (thats just me, ive been burnt too many times and im suspicious of everyone, and always try and get to the bottom of things myself!!)

    Ask them to drop the price or ask them to pay for boiler and then drop price the same amount as a new carpet would be

    I think you may be right Andy. We are very wary of the vendors after we nearlygot gazumped last week (by £10k) and then when we said we would withdraw our offer if the other guy was given a viewing (after we'd agreed no more viewings) the other guy mysteriously withdrew his offer...

    So we know they have the idea in their heads that it's worth more than we are paying (I really don't believe this- think we are not getting a bargain, are paying the true value of the property). Therefore a little nervous of suggesting any negotiation on the price!! Will wait for surveys... cheers!

    It always amazes me how quickly people buy houses. People spend hours in the shops comparing clothes, trying them on, going to the next shop, then going back. And even then they often have the option (which many people use) of returning the item after purchase.

    Car-buyers spend an hour or more looking at 2nd hand cars, test driving etc.

    Yet many people commit to spending £100K, £200K + on a house after a 15 minute viewing!

    Anyway, whatever you decide to do, best of luck!
  • get a quote from the Gas Safe man and tell the vendors you want them to make a concideration for the amount and also the removal of the carpet. its not an unreasonable ask and if they want to sell it they will need to get this sorted anyways.

    when you ring the Agents for a new viewing, tell them you are intending on doing a full inspection of the property and will be there at least an hour, this way you have warned them, if they are a little funny.

    If your going to do it, get a guy to go round and give you a quote for a new boiler and for it to be installed and then when you get your WRITTEN quote of him, say to the vendor I have a written quote for eg...1200. We will pay the 200 if you pay the 1000. It worked for me when I had to get 2560 of work done I got her to pay 2000 of it and I only paid the 560....Let us know how you get on, good luck!
