I offered after one visit, as I offered on 2 places to see who'd accept what. I already knew what I was comfortable with for each, and how far I would go. I agreed one, agreed to view again a few days later and booked the survey. I'm not a surveyor, all I know is what looks and feels nice for me. If the survey shows problems you can just walk away, you're initial feeling of the size and condition is what decides the offer. In a way I was lucky though, very little round here that met my needs so well. An offer isn't final, so its not really a problem offering early is it?

If a survey shows issues, I'd change the offer. If they say no I'd walk, yes I may lose the survey fee but its not really a lot in comparison to the sale price.

Oh and get a Corgi engineer to check the boiler!

Not one to be pedantic but (after watching Watchdog with Anne!) isn't it now called gas safe? :p

I agree tek monkey (still would prefer two viweingings but everything sells so fast!). The rooms are large and light, the garden is very big for a semi and there is storage space and two toilets- I'm happy! The surveyor can fill me in on all the important stuff I DIDN'T notice!

You are so right- I don't want to lose the £700 for a full survey but better than borrowing 100s of thousands on a big mistake.
  • i'd walk away- boilersa are expensive, and seems both sellers and agent obviouslt not fussed.

walk away and try not to use that EA again. Even write to their head office (or manager if its local only) and explain that their service was below par which is why you've decided to pull out (amongst other things).

They cant change anything if they dont know its wrong! the house sounds like a timebomb, avoid avoid avoid

Unfortunately we live out in the sticks and there are only 2 agents in the town we are buying in. The other agent only seem to sell something in a blue moon and price things very high which sit there for months. We really would miss out if we refused to deal with them as they pretty much have the monopoly here.

I have written to request a third viewing and listed my reasons why.

    Will take it from there.
